Job Responsibilities:
Responsible for project development of logistics and warehousing assets in Australia, Singapore, and other countries, including sourcing, due diligence, valuation, negotiation, and transaction closure.
Proficient in financial models (DCF/IRR/NPV, etc.) to support investment return calculations and risk assessment.
Master the entire process of asset acquisition, including preparing formal internal/external communication documents,
presentation materials, and investment recommendation reports.
Monitor land policies, foreign investment regulations, tax laws, ESG requirements, and industry trends in Australia, Singapore, and other countries; regularly produce policy briefs to support investment decisions.
Coordinate with external parties including law firms, transaction brokers, and technical advisors to manage legal, tax, and operational risks throughout cross-border transactions.
Participate in post-investment management design, monitor asset operation indicators and exit timelines, and coordinate internal asset, finance, and legal teams to drive project execution throughout the entire cycle.
Job Requirements:
7+ years of real estate investment and development experience in Australia, Singapore, or other countries, with at least 2 years focused on logistics warehousing or industrial real estate.
Successfully participated in 2+ overseas logistics asset transactions; familiarity with Australia and Singapore markets is preferred.
Ability to quickly interpret local policies including foreign investment, land use regulations, and bonded zone policies.
Fluent in Chinese and English as working languages; capable of reviewing English contracts, preparing Chinese and English reports, and conducting business negotiations with cross-cultural communication skills.
Holding a work permit for Australia or Singapore is preferred; must be able to adapt to frequent business travel.
