New Space Project Management - A family-owned property developer and builder based in Sydney's Eastern Suburbs, delivering boutique residential, mixed-use and commercial developments across the full project lifecycle.
The business manages design coordination, planning, construction delivery, procurement, financial administration and post-completion property management in-house, with a strong focus on high-quality craftsmanship and detail.
As a Contracts Administrator at New Space Project Management, you will be responsible for administering construction contracts, coordinating procurement and contractual documentation, managing claims and variations, and supporting commercial and financial control across high-end property developments.
This position requires strong attention to detail, commercial judgement and the ability to communicate clearly with subcontractors, suppliers, consultants and internal project teams.
Responsibilities and Tasks: Contribute to the negotiation of contract terms with external partners and subcontractors to ensure project-specific requirements for high-end residential and mixed-use developments are clearly addressed.
Interpret and explain contract requirements, terms and conditions, including relevant architectural drawings and fire-rating plans, to support accurate scope definition and statutory compliance.
Develop, review and negotiate contract variations by analysing scope changes, supporting evidence, cost implications and project requirements before approval.
Prepare monthly progress claims and review subcontractor Extension of Time (EOT)
and variation claims to support accurate payment administration and project cash flow.
Analyse financial and contractual risks within project agreements and advise senior management on cost-to-complete impacts, budget exposure and profit-and-loss forecasts.
Monitor relevant Australian construction legislation and contractual obligations, including Security of Payment requirements, to support compliant and timely contract administration.
Build and maintain effective working relationships with subcontractors, suppliers, consultants and project stakeholders to minimise contractual risk and support timely project delivery.
Maintain accurate document registers, contractual correspondence and project records to provide a clear audit trail for financial, legal and construction matters.
Qualifications and Skills: Relevant qualification.
Minimum 1 year experience as a Contracts Administrator Strong knowledge of construction contract administration, procurement, progress claims and variation management.
Ability to interpret architectural and technical documentation and translate project requirements into clear contractual scopes.
Sound commercial, financial and risk-analysis skills, including cost tracking, forecasting and claim assessment.
Solid communication, organisation and stakeholder-management skills with a high level of attention to detail.
Salary: The role offers a remuneration package ranging from $75,000 - $85,000 p.a plus superannuation for a 38-hour work week.
