We are seeking an experienced, highly organised Property Manager to take full end-to-end responsibility for a portfolio of approximately 100 residential properties located in and around the Melbourne CBD. This is a hands‑on role covering the complete tenancy cycle, owner relationship management, and compliance. The role is ideal for a property management professional who thrives on autonomy and can manage a high-density inner-city portfolio.

Key responsibilities

- Manage the end‑to‑end leasing process: advertising, inspections, applications, approvals, and lease execution
- Conduct routine, entry, and exit inspections across the portfolio
- Manage lease renewals, rent reviews, and rental increases in line with market conditions and legislation
- Handle tenant communications, disputes, and VCAT applications where required
- Act as primary point of contact for property owners/landlords
- Advise owners on rental appraisals, market conditions, and property improvements to maximise returns
- Manage owner statements, disbursements, and end‑of‑financial‑year summaries
- Coordinate repairs and maintenance with trusted contractors, ensuring cost control and timely resolution
- Ensure all properties meet Victorian rental minimum standards and compliance requirements (smoke alarms, gas/electrical safety checks,



pool safety where applicable)

About you

- Current Victorian Agent's Representative Certificate (or Estate Agent's licence) and Police Check
- Minimum 3–5 years' property management experience, ideally with high-density/CBD apartment portfolios
- Sound working knowledge of the Residential Tenancies Act (Vic) and current rental compliance standards
- Experience managing a portfolio of 80–120+ properties independently
- Strong working knowledge of property management software and trust accounting
- Excellent time management — this portfolio size in a 4-day week requires disciplined prioritisation
- Confident, explicit communicator with owners, tenants, and contractors
- Full driver's licence (for inspections across the CBD/inner‑city area)
- Desirable: Experience liaising with owners corporations / body corporate managers
