What this opportunity involves

JLL is seeking a highly motivated Transaction Manager to join one of our well-esteemed client’s account teams. This is a critical role within our Transaction Management Team, responsible for delivering strategic property outcomes across our client’s national portfolio. Working within this collaborative environment, you will be at the forefront of executing the client’s property strategy, leading lease negotiations, and driving cost-reduction initiatives. This proactive, results-driven role is based on-site in the CBD of Brisbane, Melbourne, or Sydney, with flexible hybrid work arrangements available.

An overview of the role

In this role, you will lead end-to-end leasing transactions and manage key relationships across the portfolio. Your day-to-day responsibilities will include:

- Managing business-as-usual (BAU) renewals and renegotiations to secure tenure across the client’s national property portfolio.
- Delivering optimum results in all leasing negotiations to meet annual financial and qualitative targets.
- Completing 45-55 transactions per annum, focusing on portfolio cost reduction and managing the portfolio’s weighted average lease expiry (WALE).
- Overseeing all in-flight transactions from tracking critical dates through to executed documentation.
- Assessing market evidence,



preparing business cases with appropriate commentary, and advising the client on lease structures, land valuations, and fair market rent calculations.
- Building and maintaining strong relationships with landlords, landowners, legal service providers, and key internal stakeholders.
- Championing the use of TM Essentials and other technology platforms to capture transaction data, drive efficiencies, and enhance reporting.
- Proactively identifying opportunities to streamline processes and deliver on contractual KPIs throughout the term of the contract.

Required skills and experience

- Proven experience in a client-facing tenant representation, leasing, or transaction management role with exposure to commercial contracts.
- Strong negotiation skills with demonstrated success in delivering commercial outcomes and cost-reduction initiatives.
- Excellent analytical capabilities, including market analysis, lease valuation, and financial assessment.
- Exceptional stakeholder management and relationship-building skills across landlords, legal providers, and corporate clients.
- Strong project management skills with the ability to manage multiple transactions simultaneously and meet tight deadlines.
- Proficiency in leveraging technology platforms to drive transaction efficiency and reporting outcomes.
- A current Real Estate License or Certificate of Registration.
- A tertiary qualification in Real Estate, Property, Business, or Law is highly desired.
