Aeon Recruitment is partnering with an established real estate agency to appoint an experienced Head of Department.

This isn't a role for someone who simply wants to oversee portfolios and keep things ticking along.

We're looking for an experienced property management leader who understands people, performance, systems, compliance and the commercial side of running a successful departmentand who enjoys taking ownership of making things better.

You'll have responsibility for the overall performance of the Property Management division, leading Property Managers, Senior Property Managers, Leasing Consultants and support staff while working closely with the Directors of the business.

The Role

You'll take ownership of the day-to-day operation and longer-term direction of the Property Management department. Your focus will be on creating a well-run, accountable and high-performing team while ensuring clients receive an exceptional level of service and the department continues to grow profitably.

Your responsibilities will include:

- Leading, coaching and developing the Property Management team
- Establishing clear KPIs, expectations and accountability across the department
- Monitoring portfolio workloads and ensuring the team is appropriately resourced
- Driving staff performance, engagement and retention
- Overseeing rent roll performance, growth and client retention
- Monitoring arrears, vacancies, renewals, rent reviews, inspections and maintenance performance
- Acting as the escalation point for significant owner, tenant and operational matters
- Ensuring consistent systems, procedures and workflows are followed
- Identifying opportunities to improve productivity, automation and efficiency




- Maintaining strong Queensland legislative and compliance standards
- Working closely with the Directors around departmental budgets, profitability and performance
- Supporting recruitment, onboarding, training and succession planning
- Building a proactive service culture rather than a reactive property management environment

About You

We're looking for someone who has genuinely led within property management, not simply someone looking to take the next title.

You’ll ideally bring:

- Strong experience within residential property management
- Previous leadership experience as a Department Head, Head of Property Management, General Manager, Operations Manager or similar
- A strong understanding of Queensland property management legislation and compliance
- Experience managing and developing Property Managers and support staff
- Robust commercial awareness and an understanding of rent roll performance and profitability
- Confidence working with KPIs, reporting and performance management
- The ability to identify problems, make decisions and implement change
- Strong client management and conflict-resolution skills
- A genuine interest in developing people and building a great team
- A proactive, organised and accountable leadership style

You don't need to walk in and change everything on day one. The expectation is that you'll first understand the people, rent roll, systems and current performance, identify where improvements can be made, and then put the right structure and accountability around the department.

Ultimately, this role is about building a Property Management department that: grows, retains its clients, develops great people, operates efficiently, remains compliant and delivers a consistently high standard of service.
