Are you an experienced Property Manager looking for a well-supported role with a smaller, manageable portfolio?

We’re seeking a confident and personable Property Manager to take ownership of a residential portfolio across North Brisbane, Caboolture and Meridan Plains. This role is ideal for an established professional who values autonomy, solid client relationships and the opportunity to deliver quality service without the pressure of an oversized portfolio.

You’ll manage the day-to-day requirements of your portfolio independently, with the support of a friendly and experienced team when needed.

Key responsibilities

- Managing a small residential property portfolio
- Building and maintaining strong relationships with owners and tenants
- Conducting routine inspections and preparing detailed reports
- Coordinating maintenance and liaising with trades
- Managing lease renewals and rent reviews
- Monitoring and managing rental arrears
- Overseeing entry, exit and tenancy processes




- Ensuring compliance with Queensland tenancy legislation
- Providing proactive advice and regular communication to property owners

About you

You will ideally:

- Have proven experience managing a residential property portfolio
- Possess strong knowledge of Queensland tenancy legislation and property management processes
- Be confident managing competing priorities and resolving issues professionally
- Demonstrate excellent communication, organisation and time-management skills
- Build trusted relationships with owners, tenants and trades
- Be proactive, reliable and solutions-focused
- Work effectively both independently and as part of a supportive team
- Hold a current driver licence and the required Queensland real estate registration
