Introduction:
An excellent opportunity has become available for an experienced Project Manager to join a growing Queensland construction business delivering a diverse pipeline of government, residential and Design & Construct projects.
This role is aimed at an established PM who has spent their career working for Tier 2 or Tier 3 builders and is comfortable taking genuine ownership of a project across delivery, commercial management, contracts, program and risk.
The client is looking for someone who knows the detail, understands how to protect a project's commercial position and is still prepared to get involved when required rather than simply delegating everything down to their project team.

The company has continued to grow its project pipeline and internal delivery capability and is now looking to strengthen its project management team with an experienced construction professional who can bring strong commercial discipline, project controls and leadership.
The business is continuing to invest in its people, systems and project delivery capability as it takes on a broader and increasingly complex pipeline of work.
There is also an increasing focus on Design & Construct and modern construction methodologies, creating an interesting environment for an experienced Tier 2/3 PM looking for greater project variety and the opportunity to play an important role in the business's continued growth.
The Opportunity:
Based from the company's Brisbane southside office, you will take responsibility for a portfolio of construction projects from planning through to completion.
This is predominantly an office-based Project Manager position. You will attend projects as required and have the flexibility to work from site where you believe a greater on-site presence will benefit project delivery.
You'll take responsibility for the complete project picture including program, contracts, commercial performance, design coordination, procurement, subcontractors, construction delivery, stakeholders, quality and risk.
You will also have Project Coordinator support and play an important part in developing the capability of the people working alongside you.
The client specifically wants someone hands-on. You need to understand every part of the project delivery process well enough to mentor your coordinators, review their work and step in yourself when workloads or project circumstances require it.

Key responsibilities:
- Take full responsibility for construction projects from planning through to completion and handover
- Develop, maintain and actively manage detailed construction programs
- Monitor project milestones, resources and critical activities to maintain delivery targets
- Manage project budgets, forecasting, cash flow and financial performance
- Administer head contracts and ensure contractual obligations are properly managed
- Prepare and issue Notices of Delay, Extension of Time claims and other contractual notices within required timeframes
- Identify contractual, commercial and program risks early and implement appropriate mitigation strategies
- Manage variations, claims and subcontractor administration
- Manage the contractual implications associated with Design & Construct projects
- Understand how variation entitlement and design responsibility differ between D&C; and construct-only contracts
- Coordinate consultants, subcontractors, suppliers and internal project teams
- Chair client, consultant and project meetings
- Maintain clear communication with clients and manage stakeholder expectations throughout delivery
- Maintain accurate project reporting, forecasting and risk registers
- Ensure projects are delivered in accordance with contractual, quality, WHS and regulatory requirements
- Manage non-conformances and corrective actions where required
- Mentor and develop Project Coordinators and junior members of the project team
- Review and support project coordination and administration activities when required
- Identify opportunities to improve project systems, processes and overall delivery performance
Requirements: This is an experienced Project Manager appointment and the successful candidate will need to demonstrate:
- 5–10 years' experience working as a Project Manager within the construction industry
- Previous experience working for a Tier 2 or Tier 3 builder – mandatory
- Previous experience delivering projects for the Queensland Government
- Strong construction contract administration experience
- Demonstrated ability to develop and actively manage construction programs
- Strong understanding of Notices of Delay, EOTs, variations and contractual risk
- Previous experience delivering Design & Construct projects
- Strong understanding of the contractual differences between D&C; and construct-only delivery
- Strong project financial management, forecasting and reporting capability
- Experience using a construction accounting / ERP platform such as CHEOPS, Jobpac or Jonas Premier – mandatory
- Strong subcontractor, consultant and client management capability
- Confidence running project and stakeholder meetings
- Strong documentation and project governance disciplines
- A practical, hands-on management style
- Ability to mentor and develop Project Coordinators
- White Card and current driver's licence
Previous QBuild project experience would be highly advantageous.
