Our client is a major institutional property owner and manager with a national commercial portfolio. This role sits within their Victorian Operations team, managing the hard services function on an A Grade office asset.

About the Role

This is ahard services focused Facilities Manager role covering apremium A grade commercial tower. You will work alongside an experienced on site team and will have no direct reports, allowing you to stay focused on the technical and operational side of the role rather than people management. A rare role working directly for the landlord.

Key responsibilities include:
Managing hard services across the asset, including mechanical, electrical, fire and hydraulic systems
Operating and monitoring the BMS and associated smart building technology
Supporting delivery of the base building capital works pipeline
Managing site budgets, cost control and financial forecasting
Scoping, tendering and managing subcontracts, and coordinating contractors to maintain compliance and asset performance




Overseeing preventative maintenance and statutory compliance certifications
Working closely with the site team on day to day building operations
Liaising with base building stakeholders on works and upgrades (tenancy fitouts are managed separately)

About You
Proven experience in a Facilities Manager or hard services technical role, ideally within A grade commercial or comparable premium assets
Trade or engineering qualification highly regarded, though candidates with robust hands on hard services experience will also be considered
Comfortable working within a small, team-oriented team where communication and initiative matter more than hierarchy
Confident managing contractors and capital works projects
A hands on, down to earth approach, with a genuine interest in the technical side of building operations
