ROUSSOS Recruitment is partnering with an established South Australian commercial builder with a strong reputation, long-standing client relationships and a consistent pipeline of work across the local market.
As the business continues to strengthen its commercial team, they are looking to appoint a Contracts Manager who can provide leadership across the contracts function while remaining connected to project delivery.
This prospect would equally suit an established Contracts Manager or an experienced Senior Contracts Administrator who is ready to take the next step.
You will work closely with a team of approximately 8–9 Contract Administrators, providing guidance on larger contracts, supporting their development and helping strengthen commercial processes across the business.
With projects typically valued between $5M–$10M, this is an opportunity to take on greater responsibility within a stable builder where you can establish yourself as a long-term member of the leadership team.
The Role
As Contracts Manager, you will provide commercial oversight across projects while supporting and developing the wider Contracts Administration team.
Your responsibilities will include:
Leading, supporting and mentoring a team of 8–9 Contract Administrators
Providing guidance across larger and more complex contracts
Overseeing procurement,



subcontractor negotiations and scopes of work
Reviewing contracts, variations, claims and progress payments
Monitoring project budgets, forecasts and overall commercial performance
Identifying and managing contractual and commercial risk
Working closely with Project Managers and site teams to support project outcomes
Reviewing commercial processes and identifying opportunities for improvement
Supporting CAs through complex contractual matters and developing their capability
Building strong relationships with subcontractors, clients and project stakeholders
The Like Mind
You will be an experienced commercial construction professional who is confident in contract administration and ready to take greater ownership across a team.
You may already be operating as a Contracts Manager, or you could be a strong Senior Contracts Administrator who has reached the point where you are ready to step into leadership and take on broader commercial responsibility.
Ideally, you will bring:
Strong experience within commercial construction contract administration
Experience managing significant trade packages and project contracts
Sound knowledge of procurement, variations, claims and cost reporting
Strong commercial and contractual understanding
The ability to guide, mentor and develop other Contract Administrators
Confidence working alongside Project Managers and senior leadership
A collaborative and approachable leadership style
Relevant tertiary qualifications in Construction Management, Quantity Surveying or similar
This is particularly suited to someone who enjoys sharing their knowledge and helping others develop, while still wanting to remain involved in the commercial delivery of projects.
