Non-Negotiable Requirements We are seeking system-driven professionals who meet the following criteria:

- Location Proximity (Greater Brisbane Area): Currently reside within Greater Brisbane, Moreton Bay, or the Western Corridor/Ipswich region for effective portfolio coverage.
- Onboarding Availability & Travel: Able to complete your first week of onboarding on-site at our Buderim Office (Sunshine Coast) (after this initial week, your role transitions to remote WFH combined with regular field travel to local portfolio assets).
- Autonomous, Collaborative & Eager to Learn: Comfortable managing your own schedule independently and taking ownership of your work, while actively asking questions, seeking guidance when needed, and aiming to become a long-term specialist within our business.
- PropertyMe & Inspection Express Fluency: Active, recent hands-on experience using PropertyMe AND Inspection Express as core daily tools.



(Fluency in both platforms is strictly required to ensure zero friction on day one; experience with 360 AI Virtual Tours is a bonus, but full training will be provided).
- 2+ Years End-to-End PM Experience: Authoritative knowledge of the QLD Residential Tenancies and Rooming Accommodation Act. (Rooming experience is highly regarded, but strong residential PMs will receive full specialised training).
- Tech-Comfortable Culture: Genuine enthusiasm for working within a modern, systemised environment using digital workflows (PropertyMe, Inspection Express, 2Apply, and Hubstaff time tracking).
- Qualifications: Current QLD Real Estate Registration (or Full Licence) and a valid Driver’s Licence.

Key Responsibilities

- Portfolio Management: Oversee landlord, tenant, and contractor relationships across standard residential and high-yield rooming assets in dedicated Brisbane pods.
- Compliance & Arrears Control: Manage rent reviews, breach notices, routine reporting, and QCAT/RTA matters with legislative precision.
- Systemised Workflow Execution: Collaborate with our central operations manager and VAs to maintain zero-turnaround friction.
- Property Inspections: Perform periodic, entry, and exit reports utilising our 360 AI virtual tools.
