Job Description

You will be supported by established processes, team guidance, and practical systems designed to help you manage your portfolio efficiently while delivering a high standard of service to landlords and tenants.

The Role
n
You will be responsible for the end-to-end management of a residential portfolio, ensuring properties are managed efficiently, compliance obligations are met, and landlords and tenants receive clear, professional communication.
n
Key responsibilities include:
n
Handling arrears management and tenant communications
n
Coordinating maintenance, repairs, quotes, work orders, and capital works
n
Conducting ingoing, routine, and outgoing inspections
n
Managing lease renewals, rent reviews, tenancy agreements, and notices
n
Ensuring compliance with current NSW residential tenancy legislation and best practice
n
Building and maintaining strong relationships with landlords and tenants
n
Proactively identifying maintenance, compliance, and risk issues to protect landlord assets
n
Supporting landlord retention through regular updates and professional advice
n
Managing tribunal matters, including NCAT, where required
n
Maintaining accurate records and utilising CRM/property management systems effectively

About You
n
You are an experienced Property Manager who thrives in a rapid-paced environment, communicates confidently,
and takes pride in delivering exceptional service.
n
To be successful, you will have:
n
n
Minimum 2+ years' experience managing a residential portfolio
n
Current NSW Class 2 or Class 1 Real Estate Licence preferred
n
Certificate of Registration may be considered for the right experienced candidate
n
Strong knowledge of NSW tenancy legislation and compliance requirements
n
Confidence managing notices, rent increases, lease renewals, repairs, pets, arrears, and tenancy matters
n
Excellent communication and negotiation skills
n
High level of organisation and attention to detail
n
Ability to work independently and manage competing priorities
n
Professional presentation and a client-first mindset
n
Current driver's licence and reliable vehicle
n
n
Experience with Propertyme or similar property management systems is highly regarded.
