A genuinely different kind of PM role — client-side AND contractor-side

Our client is a well-established building services and construction business that has developed a strong relationship with a property development group with a growing pipeline of projects across NSW, QLD, ACT and VIC.

As a result, they're creating a brand-new Project Manager position — and it's unlike a typical PM role you'll see advertised.

Most PM roles put you on one side of the table: either representing the client, or delivering as the contractor. This role gives you both.

The Role

Depending on the project, you'll either act as the client's representative — managing consultants, builders and subcontractors on their behalf — or take direct ownership of delivery where our client is engaged as the contractor, including:

- Building remediation works delivered through the existing subcontractor base; and
- Larger mechanical/HVAC plant replacement and upgrade projects delivered through the Mechanical division.

You'll manage projects from concept and feasibility through design, procurement, construction, commissioning and handover — whichever side of the table you're on.

Projects are primarily commercial construction, fitout, refurbishment, building services and capital works for corporate and institutional clients.

About You

- Demonstrated experience managing commercial construction, fitout, refurbishment and/or building services projects
- Experience in either client-side project management or contractor-side delivery — ideally both, but a robust contractor-side background with the desire to move into client-side management is equally welcome
- Background with a head contractor, fitout contractor, building services contractor, or PM consultancy
- Strong commercial and financial management capability — budgets, variations, progress claims, forecasting
- Confident managing builders, consultants, subcontractors and suppliers
- Strong client-facing skills and the ability to manage difficult conversations professionally
- Ability to read and understand construction drawings, specifications and scopes of work
- Comfortable managing multiple projects simultaneously, including within occupied commercial environments
- Relevant qualifications in Construction Management, Project Management, Engineering, Building or a related discipline highly regarded
- Current Australian driver's licence and willingness to travel interstate as required

Most importantly, you're comfortable operating on both sides of the table — capable of representing a client and holding contractors accountable, while equally capable of taking ownership of a project and delivering it directly.
