Property Manager – New Rent Roll | Hybrid Role | Ferny Grove

Are you an experienced Property Manager looking for an opportunity to build something from the ground up rather than simply inherit an existing portfolio?

We are looking for an energetic, driven and commercially minded Property Manager to join an exciting new development in Ferny Grove and take a leading role in establishing and growing a brand-new onsite rent roll.

n

Working closely with the Director and Management Team, you will have genuine input into the setup, implementation and ongoing development of the property management business.

n

This is a fantastic opportunity for a Property Manager who has initiative, enjoys building relationships and wants to make their mark on a growing operation.

About the opportunity

The role is based within a quality new residential development in a highly convenient Brisbane location, just 50 metres from Ferny Grove Train Station.

n

The development is also complemented by a new commercial precinct providing a range of everyday services and amenities, including day care, gym and fitness facilities, grocery, food and dining outlets and other essential services.

n

With a new complex, quality development and exceptional connectivity, there is an exciting opportunity to establish a strong and successful onsite rent roll from the beginning.

You will work alongside the Director and Management Team to:

- Establish and implement the onsite rent roll
n
- Develop systems, processes and procedures for the property management operation
n
- Build robust relationships with property owners, tenants and contractors
n
- Establish a high-quality property management service
n
- Manage and grow the residential portfolio
n
- Identify opportunities to grow the rent roll and business
n
- Contribute ideas and initiative to improve the operation
n




- Help establish a strong long-term presence within the development
n

The role can be structured with a combination of onsite and remote working, depending on the needs of the business and the successful candidate.

n

There is also an opportunity for the right person to take on the onsite caretaking role for the complex, providing an additional income stream and greater involvement in the day-to-day operation of the property.

n

The caretaking component would be onsite and attract additional remuneration.

n

This role has the potential to be more than a traditional Property Manager position.

n

As the rent roll and operation become established, there is an opportunity to become more closely involved in the ongoing management of the complex, with a view to potentially establishing the management rights of the premises.

About you

n

We are looking for someone who is:

n

n
- An experienced residential Property Manager
n
- A current QLD Real Estate Certificate or Full Licence holder as well as CPD registered
n
- Experienced managing their own residential portfolio as a Property Manager or equivalent
n
- Experienced using PropertyMe trust accounting software as well as other associated platforms and software to complete the Property Manager role
n




- Highly organised and confident managing their responsibilities autonomously
n
- Proactive, motivated and someone who takes genuine ownership of their role
n
- A strong communicator who enjoys building relationships
n
- Commercially minded and able to identify opportunities
n
- A problem solver who gets things done without needing to be told
n
- Positive, energetic and committed to being part of a team
n
- Excited by the opportunity to build a rent roll and contribute to a growing business
n
- Experience with onsite, community title or body corporate environments would be advantageous, but is not essential.
