A rare opportunity in the heart of Brisbane

The Royal Albert Hotel occupies the heritage-listed Perry House on the corner of Albert and Elizabeth Streets. Built from 1911 for Perry Brothers and completed in early 1913, it was Brisbane's tallest building at the time. An additional storey was added in 1923, and the building reopened as the Royal Albert Hotel in 1996.

Its unusually generous rooms, high ceilings, original architectural details and central-city location create a hotel with genuine history and personality. We are looking for a capable, commercially minded Hotel Manager who will protect that character while leading a modern, high-performing accommodation business.

The role

Reporting to Belmo Group's Regional General Manager, you will take ownership of the hotel's day-to-day operation, guest experience, team, financial performance and owner relationships.

You will be visible in the hotel, close to the detail and comfortable moving between guest service, commercial decisions, room quality, body corporate matters, maintenance priorities and trust-account controls.

What you will be responsible for

- Leading the daily hotel operation across front office, guest services, housekeeping coordination, maintenance, security and suppliers.
- Creating a warm, dependable guest experience and resolving service issues with urgency, good judgement and genuine care.
- Maintaining strong room-readiness, cleanliness and presentation standards through disciplined quality control.




- Managing the property's budget, forecast and P&L;, with close control of labour and operating costs.
- Working with Belmo's commercial team to optimise occupancy, ADR, RevPAR, channel mix, direct bookings and owner returns.
- Building trusted relationships with the Body Corporate, committee, strata manager, resident owners and letting-pool owners.
- Supporting owner retention and growth of the letting pool through explicit communication, accurate statements and visible care of each apartment.
- Overseeing trust-account controls, reconciliations, owner ledgers, statements, disbursements and audit readiness.
- Ensuring Form 6 appointments, authorities, records and operating practices comply with applicable Queensland legislation.
- Coordinating preventative maintenance, urgent defects, insurance incidents, contractors and common-property or lot-specific works.
- Protecting the heritage character of Perry House while maintaining strong safety, fire, security and emergency-management standards.
- Leading, coaching and holding the team accountable to Belmo's values: Happy, Hungry and Humble.

What you will bring

- Current Queensland real estate agent licence - mandatory.
- Demonstrated strata management experience - mandatory.




- Strong hands-on trust accounting experience, including reconciliations, owner ledgers, disbursements, audits and discrepancy resolution - mandatory.
- Hotel, serviced-apartment or management letting rights leadership experience, ideally within a strata-titled environment.
- Commercial confidence across budgets, labour, operating costs and property P&L; performance.
- A practical understanding of hotel PMS, online distribution, revenue management and guest reputation systems.
- Experience managing committees, owners, contractors, maintenance, incidents and competing stakeholder priorities.
- Clear communication, sound judgement and the ability to remain calm and decisive under pressure.
- A hands-on leadership style and the flexibility required for a seven-day hotel operation, including after-hours escalation when needed.
- Lead a hotel with authentic history, scale and character in a prime Brisbane CBD location.
- Join a growing, entrepreneurial hotel management group where property leaders have genuine ownership and influence.
- Work with an experienced central team across operations, finance, revenue, sales, people, technology and asset performance.
- Help shape the next chapter of The Royal Albert Hotel for guests, owners and the wider building community.
