You will be supported by established processes, team guidance, and practical systems designed to help you manage your portfolio efficiently while delivering a high standard of service to landlords and tenants.

The Role

You will be responsible for the end-to-end management of a residential portfolio, ensuring properties are managed efficiently, compliance obligations are met, and landlords and tenants receive clear, professional communication.

Key responsibilities include:

Handling arrears management and tenant communications

Coordinating maintenance, repairs, quotes, work orders, and capital works

Conducting ingoing, routine, and outgoing inspections

Managing lease renewals, rent reviews, tenancy agreements, and notices

Ensuring compliance with current NSW residential tenancy legislation and best practice

Building and maintaining robust relationships with landlords and tenants

Proactively identifying maintenance, compliance, and risk issues to protect landlord assets

Supporting landlord retention through regular updates and professional advice

Managing tribunal matters, including NCAT, where required

Maintaining accurate records and utilising CRM/property management systems effectively

About You

You are an experienced Property Manager who thrives in a fast-paced environment, communicates confidently,



and takes pride in delivering exceptional service.

To be successful, you will have:

- Minimum 2+ years’ experience managing a residential portfolio

- Current NSW Class 2 or Class 1 Real Estate Licence preferred

- Certificate of Registration may be considered for the right experienced candidate

- Strong knowledge of NSW tenancy legislation and compliance requirements

- Confidence managing notices, rent increases, lease renewals, repairs, pets, arrears, and tenancy matters

- Excellent communication and negotiation skills

- High level of organisation and attention to detail

- Ability to work independently and manage competing priorities

- Professional presentation and a client-first mindset

- Current driver’s licence and reliable vehicle

Experience with Propertyme or similar property management systems is highly regarded.
