Are you an experienced Property Manager looking for a role where you can focus on managing your portfolio, building solid relationships and doing outstanding work — without being weighed down by unnecessary admin?

This is an outstanding prospect to join a well-established, high-performing real estate agency in the Sutherland Shire, taking over a well-maintained portfolio of approximately 200 properties. The current Property Manager has been with the agency for an impressive 14 years and is moving internally into another position — a genuine reflection of the stability, culture and longevity within the business.

The Role

You’ll take ownership of a portfolio of approximately 200 properties, with a strong support structure designed to allow you to focus on property management rather than administration. Your responsibilities will include:
Overseeing leasing and applications throughout the week
Communicating with owners and tenants, including onsite meetings when required
Negotiating lease renewals
Issuing notices and breach notices
Building and maintain robust client relationships

The Support




No trust accounts or accounts responsibilities — dedicated full-time accountant
No routine inspections — outsourced
Part time assistant supporting ingoings, repairs and administration
Monday–Friday role with only occasional Saturday support if required

What We’re Looking For

We’re seeking a confident, experienced Property Manager who knows their portfolio, communicates exceptionally well and can operate autonomously. Ideally, you’ll bring:
Around 10 years' property management experience
Strong end‑to‑end residential property management knowledge
Excellent communication and relationship management skills
A proactive, organised and professional approach
Current Certificate of Registration (COR)

The Package

Up to $110,000 package on offer, including $15,000 in guaranteed leasing bonuses, plus additional commissions for current business. Monday–Friday role, with only the possibility of approximately 4–5 half Saturdays per year if required.
