Job Description
About the Business
A privately-owned Queensland commercial builder with a genuine growth story — built from a standing start into a $100M+ turnover operation delivering 100+ projects a year across defence, health, education, government and commercial sectors, from a Fortitude Valley base.
Backed by a Board driving the next phase of growth, with a stated ambition to become the most respected Tier 2 builder in the country.
Culture is built on humility, hard work and a genuinely partnership-led approach — the majority of work is repeat business.
The Opportunity
This Contract Administrator role has been scoped at a mid to senior level and will be shaped around the person appointed.
For a capable CA, it offers real ownership of trade packages, cost and contract on live projects — with the autonomy to run them without being managed line by line.
For the right candidate — typically 5+ years' experience with a track record of running packages independently — this business is open to structuring the appointment as a genuine step toward Project Manager within the next financial year.
This isn't a title dangled indefinitely; it's a progression plan built around demonstrated delivery.
Key Responsibilities
Trade letting and procurement — running the full letting process autonomously: scoping packages, preparing and issuing tender documentation, levelling submissions, negotiating commercial terms and awarding subcontracts
Cost reporting — owning the project cost report end to end: forecasting cost to complete, tracking commitments against budget, and identifying and explaining variances early
Progress claims — preparing, assessing and certifying subcontractor claims,
and managing head contract claims through to payment in line with security of payment obligations
Head contract administration — notices, extensions of time, variations and contractual correspondence
Subcontract administration — managing subcontractor performance, variations, back-charges, insurances and compliance
Client, consultant and site liaison — working closely with the Project Manager and Site Manager, and acting as a key commercial point of contact
Contributing to monthly reporting, final accounts, defects and handover documentation
What You'll Bring
3 - 5+ years' experience as a Contract Administrator or Senior CA with a head contractor in commercial construction
Demonstrated ability to let trades autonomously, start to finish, and defend the commercial position on each package
Robust commercial acumen across cost reporting, forecasting and progress claims
Practical head contract knowledge and confidence administering contractual correspondence and time-related notices
Tertiary qualifications in construction management, quantity surveying, engineering or a related discipline (or equivalent experience)
Working experience with systems such as Procore, ProcurePro, Jobpac and Payapps — you should be able to speak to how you've used these on live projects
Clear, direct communication style, and the self-management to make the most of genuine autonomy
Why Apply
Breadth of work across defence, health, education, government, hospitality and commercial — not one repetitive sector
Scale with agility: $100M+ turnover and 100+ projects a year, delivered by a lean team where the CA sits close to decision-making
A real, structured pathway from CA to PM for candidates ready to step up
Fortitude Valley head office location, backed by a genuinely Queensland-owned business
