Job Description
Contracts administration isn't just about keeping the paperwork in order.
At SWI Fencing, the Contracts Administrator plays a much bigger role protecting our commercial position from the moment a project is awarded through to final account.
We're looking for someone who understands that a missed notice, an unsigned variation or a poorly tracked commitment can quickly become a very expensive problem.
If you know your contracts, your registers and your entitlements and you're not afraid to pursue them we want to hear from you.
What will you actually be doing?
You'll be involved from the front end of the contract, making sure we understand exactly what we've signed up to and where the commercial risks sit.
You'll:
Review head contract conditions, liabilities and commercial requirements
Build and maintain the commercial risk register and departures schedule
Review payment terms, security and retention requirements
Capture commercial commitments, scope changes and contractual obligations
Finalise commercial qualifications and subcontract templates
Negotiate and execute contract conditions and expenditure caps
Manage early-works approvals and procurement authorisations
Secure insurances, guarantees and other contractual documentation
Establish contract registers and obligation trackers
Execute head contracts and prepare clear Contract and Commercial summary
Manage claims, variations, EOTs and contractual notices
Keep cost reporting, forecasting and commitments accurate
Support projects through to final account and make sure SWI is paid for everything it is contractually entitled to
This role is not for someone who just files contracts.
We're looking for someone commercially switched-on.
Someone who reads the detail.
Someone who understands the difference between what the contract says and what actually happened on site.
Someone who will ask: "Where is our entitlement?
" and then do something about it.
You'll work closely with Project Managers and the Commercial Manager to keep the commercial position visible, reporting disciplined and issues dealt with before they become disputes that have been sitting around for six months.

Have Contracts Administration experience within construction, particularly construction subcontracting
Understand both head contracts and subcontracts
Have hands‐on experience with variations, EOTs, claims and final accounts
Are highly organised and comfortable managing registers, notices, commitments and deadlines
Understand cost reporting and forecasting
Have experience with Premier an advantage, but not essential
Are commercially assertive without being unnecessarily difficult
Can have a robust commercial conversation and still maintain a valuable working relationship
Know when to push, when to negotiate and when something needs to be escalated
Work well alongside Project Managers and Commercial leadership
