An opportunity now exists for an Assistant Capital Works Manager to join their QLD Office portfolio team, supporting the delivery of a major capital works program across a high-quality commercial office portfolio.

The Role
n
Reporting to the Capital Works Manager – QLD, you will assist in the delivery of major capital works projects across a live, operational office portfolio. This is a hands‐on role suited to someone who enjoys stakeholder engagement, project delivery and building technical expertise, with a clear pathway to independently managing your own projects over time.

Key responsibilities include:
n
n
Assisting in the management of budgets, programming, scoping, planning, outsourcing, delivery, reporting and governance across the QLD capital works program.
n
Supporting delivery of projects such as lobby and amenity upgrades, lift and services upgrades, combustible cladding replacement, End of Trip facilities, and tenant fitouts.
n
Independently managing smaller capital works projects with support from the QLD Capital Works Manager.
n
Ensuring WHS best practice is applied and reported in line with legislative and company requirements.
n
Preparing capital expenditure submissions, business cases and progress reports for internal approval.
n
Managing external project managers, consultants and contractors.
n
Liaising regularly with Asset Management, Property Management and the national Capital Works team.
n
Supporting sustainability initiatives and major building repositioning projects.
n
Undertaking regular site visits, attending management meetings, and travelling within QLD and interstate as required.

The successful candidate for this position will bring:
n
n
A project management qualification and/or tertiary qualification in Building, Engineering, Architecture or a related field.
n
A minimum of 3 years' industry experience in a similar technical or capital works role.
n
Demonstrated contract negotiation experience within the building and construction industry.
n
Strong design management skills across multi-disciplinary project teams.
n
Sound analytical and financial management capability.
n
A solid understanding of the design and delivery market, and the key players operating within QLD.
n
Excellent communication and presentation skills, with the ability to build strong relationships across all stakeholder levels.
n
A proactive, resourceful and adaptable approach, with the ability to manage multiple projects and shifting priorities.
n
