Holiday Management Rights Couple or Building Manager

This role is for an experienced Management Rights Couple or Building Manager to manage a Holiday complex in Mooloolaba. The letting pool is approximately 56 with no owner occupiers or permanent leases.

No gardens to maintain: the building pays for the gardener.

This is a position where you will be responsible for but not limited to the following duties:
n
Coordinate, manage, take care of the clientele from bookings to room checks to reception and guest departure.
n
Supervise, hire, train and coordinate staff such as cleaners, recetion, maintainance.
n
Communicate with guests, owners and body corporate committee.
n
Handle out of hours emergency phone calls (when required).
n
Daily trust account reconciliations.
n
Attend body corporate meetings and prepare reports.
n




End of Month processes including accounts payable.
n
Prepare scope of works for tenders/contractor works for various building projects.
n
Supervise and project manage projects to perform work on the common property and buildings.
n
Compliance with relevant Acts & by-laws.
n
Coordinate tradespeople for general repairs and maintenance.
n
Ensure all duties according to the schedule set out in the caretaking agreement.
n
All other aspects of managing and caretaking a Management Rights complex.
n
Experience Required
n
Proven experience in short term Management Rights with a minimum 2 years' experience.
n
Strong attention to detail and time management skills.
n
Excellent communication skills with a friendly and engaging personality when dealing with lot owners & committee members and trades people.
n
Good understanding of IT a plus.
n
Experience with Trust Accounting Software such as Resly .
n
Current Queensland Real Estate Agent License or Residential Letting Agent Licence Required
n
Must have unrestricted work rights in Australia and be able to pass police background check
