Job Description
About the Role
n
I am partnering with an established property development and construction group to find a Management Accountant reporting directly to the CFO.
n
This role owns project performance reporting across the development and construction portfolio, tracking actuals against feasibility, budget and forecast, and translating that into group cash flow visibility and board-level reporting.
n
You will also work closely with the CFO on treasury, funding and facility management, giving you commercial exposure well beyond a standard management accounting brief. You will provide day-to-day guidance to the finance team, and there is a genuine pathway into a Finance Manager role for the right person.
n
Open to Big 4 or mid-tier first time with construction or property development experience.
n
Key Responsibilities
n
n
- Prepare and maintain rolling cash flow forecasts, including project drawdowns and milestone payments
n
- Monitor debt facilities, drawdowns and covenant compliance
n
- Manage working capital and intercompany funding across multiple entities and special purpose vehicles
n
- Undertake project and job costing and cost-to-complete analysis across development and construction projects
n
- Manage WIP and revenue recognition in line with AASB 15 percentage-of-completion
n
- Prepare variance analysis against budget and forecast, feasibility tracking, and lead forecasting
n
- Prepare board and management reporting packs, including trend analysis, KPI reporting and scenario analysis
n
- Act as lead contact for the EOFY audit, statutory accounts and income tax return
n
- Support the finance team day to day, including training and development
n

Skills & Experience
n
n
- CA or CPA qualified
n
- 5+ experience in management accounting, project accounting or a similar analytical finance role
n
- Experience within property development, construction or real estate asset management required
n
- Working knowledge of AASB 15 and revenue and WIP recognition for project-based businesses
n
- Solid financial modelling, cash flow forecasting and variance analysis capability, with advanced Excel skills
n
- Proficiency with accounting and ERP systems used in project-based businesses
n
- Strong analytical and problem-solving skills
n
- Excellent communication skills, with the confidence to deal with project teams, auditors and financiers
