Job Description

Riverside Hotel is seeking a Maintenance & Building Services Manager to lead day-to-day building operations across our mid-rise hotel and common property areas in South Brisbane.

This is a practical leadership role - ideal for an experienced operator who can manage workflow, coordinate contractors and maintain building standards, while remaining actively involved in hands-on maintenance.

You will have direct access to senior management and real ownership of the property's operational performance.

Key Responsibilities

n

Building Operations

n

Oversee daily maintenance across guest rooms, plant and common areas

n

Ensure high presentation standards and rapid response to maintenance requests

n

Maintain preventative maintenance schedules and asset upkeep

n

Team & Contractor Management

n

Lead and coordinate a small maintenance team

n

Prioritise workflow and allocate daily tasks

n

Engage and supervise external contractors

n

Source and assess trade quotations for minor works

n

Compliance & Systems

n

Ensure WHS compliance and contractor documentation standards

n





Manage maintenance requests via MyBos or similar systems

n

Monitor stock control and maintenance supplies

n

Common Property & Projects

n

Coordinate common area maintenance within a strata environment

n

Liaise professionally with Body Corporate representatives where required

n

Support minor capital works and improvement projects

n

About You

n

Proven experience in hotel, strata or building maintenance

n

Confident leading a small team while remaining hands-on

n

Strong troubleshooting and practical problem-solving skills

n

Comfortable managing contractors and project scopes

n

Solid computer literacy and maintenance system experience

n

Clear, professional communicator
