Are you a commercially minded Finance Analyst looking for a role where your analysis directly influences investment decisions, portfolio performance and operational profitability?
n
This is an opportunity to join a well-established national, multi-site organisation in a high-impact Commercial Finance role. Working closely with Property, Operations and senior business leaders, you will provide the analysis, insights and financial discipline that support strategic decision-making across a large and evolving property portfolio.
n
About the Role
n
Reporting to the Commercial Finance Manager - Operations, you will act as a trusted business partner to Property and Operations stakeholders. You will support the financial evaluation of lease renewals, relocations, exits and current-site opportunities, while providing insight into performance, capital investment, forecasting and portfolio strategy.
n You will combine strong modelling capability with a proactive, commercially curious approach, translating complex financial and operational data into clear recommendations for senior stakeholders.

Your responsibilities will include:
n
n
- Partnering with Property and Operations leaders to provide commercial advice, financial analysis and decision support
n
- Building trusted relationships across Finance, Property, Operations and corporate support functions
n
- Preparing commercial investment cases and financial models for renewals, relocations, exits, new sites and other investment opportunities
n
- Supporting proactive portfolio management, including lease-option decisions, renewals, exits and future-location opportunities
n
- Monitoring portfolio performance and providing clear insight into opportunities, risks and investment priorities
n
- Managing visibility of the new-site and capital-investment pipeline, including forward commitments and future funding requirements
n
- Completing post-investment reviews to assess commercial outcomes, perks realisation and lessons for future projectsSupporting ownership of the capital expenditure portfolio and associated Right-of-Use assets
n
- Preparing capex budgets, forecasts, reporting and investment-approval submissions
n
- Monitoring actual spend against approved capital budgets and recommending reprioritisation where required
n
- Reviewing monthly profit-and-loss performance and analysing key cost drivers, including inventory, remuneration and occupancy costs
n
- Supporting budgeting and forecasting across capital expenditure, occupancy costs and new-site activity
n
- Preparing operational incentive calculations and supporting review and sign-off processes
n
- Ensuring lease-accounting data aligns with operational systems and reporting requirements
n
- Analysing commercial trends, risks and performance drivers to identify opportunities to improve profitability
n
- Producing clear management reporting, financial insights and executive-ready commentary
n
- Contributing to continuous-improvement initiatives, ad hoc analysis and commercial projects as required
n

About You
n
n
- A degree in Finance, Accounting, Commerce or a related discipline
n
- CA or CPA qualification, or equivalent progress toward completion
n
- At least five years' experience in commercial finance, FP&A;, business partnering or a related analytical finance role
n
- Experience supporting a retail, property, multi-site, operational or project-based environment
n
- Demonstrated experience preparing robust business cases, investment models and commercial analysis
n
- Advanced Excel capability, including financial modelling, scenario analysis and large-data-set analysis
n
- Solid budgeting, forecasting, management-reporting and financial-performance analysis experience
n
- Experience with Power BI or a similar reporting and visualisation tool
n
- Experience with SAP, TM1, ERP, lease-accounting or other enterprise systems will be highly regarded
n
- A proactive, accountable and continuous-improvement mindset
