Are you an experienced Senior Property Manager looking for a well-established portfolio, strong earning potential and the opportunity to work within a supportive real estate team?
This is an exciting opportunity to take ownership of a portfolio of approximately 180 properties, with no accounts responsibilities and a highly streamlined client base.
With one long-standing owner holding over 100 properties across just 3–4 buildings, this portfolio offers a unique setup for an experienced Property Manager who enjoys autonomy, building strong client relationships and delivering exceptional service.
About the role
As the Senior Property Manager, you'll take ownership of a residential portfolio of approximately 180 properties, managing the day-to-day requirements of landlords and tenants while ensuring the portfolio runs smoothly and efficiently.
Key responsibilities
Manage a residential portfolio of approximately 180 properties
Build and maintain strong relationships with landlords and tenants
Conduct routine inspections
Complete ingoing and outgoing inspections
Manage leasing across the portfolio
Coordinate repairs and maintenance
Manage lease renewals and rent reviews
Ensure all properties remain compliant and well maintained
Maintain accurate portfolio records using PropertyTree
Provide a high level of service and communication to clients
Work autonomously while contributing to the wider Property Management team
Skills & experience
Previous experience managing a residential Property Management portfolio




Senior Property Management experience highly regarded
Current NSW Certificate of Registration or Real Estate Licence
Strong organisation and time-management skills
Excellent landlord and tenant communication skills
Confidence managing a portfolio autonomously
PropertyTree experience highly regarded
Solid attention to detail and ability to prioritise
Professional, reliable and proactive approach
Current driver's licence and reliable vehicle
