About the Role
We are seeking an experienced Pre-Construction Manager to lead the front-end delivery of high-quality commercial fitout projects up to $10M. Sitting at the critical intersection between clients, design, estimating and delivery, you'll take ownership of projects through the pre-construction phase, ensuring each opportunity is commercially sound, buildable and positioned for a seamless transition into construction. You'll work closely with clients, consultants, subcontractors and internal delivery teams across tendering, design development, procurement strategy, methodology and project planning. This is a highly visible role suited to someone who combines strong commercial and construction knowledge with excellent client-facing capability and enjoys influencing a project well before it reaches site.
Key Responsibilities
Lead projects through the full pre-construction phase
Manage tenders, submissions and pre-construction programmes
Coordinate estimating, design and construction input
Develop construction methodologies, staging and delivery strategies
Review project scope,



documentation and buildability
Identify commercial, programme and delivery risks early in the process
Develop procurement strategies and engage key subcontractors
Manage value engineering and design development
Build strong relationships with clients, consultants and project stakeholders
Work closely with Project Managers and site teams to ensure a seamless handover into delivery
Support presentations, negotiations and client meetings throughout the tender process
About You
Proven experience within pre-construction, estimating, project management or commercial fitout
Strong understanding of commercial fitout construction and project delivery
Experience working across tenders, design development and project planning
Strong commercial acumen and ability to identify project risks and opportunities
Excellent client-facing and stakeholder management skills
Confident working collaboratively across estimating, design and delivery teams
Highly organised with strong attention to detail
Proactive, solutions-focused and comfortable taking ownership of projects
