Are you an experienced Senior Property Manager looking for a well-established portfolio, strong earning potential and the opportunity to work within a supportive real estate team? This is an exciting opportunity to take ownership of a portfolio of approximately 180 properties, with no accounts responsibilities and a highly streamlined client base.

With one long-standing owner holding over 100 properties across just 3–4 buildings, this portfolio offers a unique setup for an experienced Property Manager who enjoys autonomy, building strong client relationships and delivering exceptional service.

About the role

As the Senior Property Manager, you'll take ownership of a residential portfolio of approximately 180 properties, managing the day-to-day requirements of landlords and tenants while ensuring the portfolio runs smoothly and efficiently.

Key responsibilities

- Manage a residential portfolio of approximately 180 properties
- Build and maintain strong relationships with landlords and tenants
- Conduct routine inspections
- Complete ingoing and outgoing inspections
- Manage leasing across the portfolio
- Coordinate repairs and maintenance
- Manage lease renewals and rent reviews
- Ensure all properties remain compliant and well maintained
- Maintain accurate portfolio records using PropertyTree
- Provide a high level of service and communication to clients
- Work autonomously while contributing to the wider Property Management team

Skills & experience

- Previous experience managing a residential Property Management portfolio




- Senior Property Management experience highly regarded
- Current NSW Certificate of Registration or Real Estate Licence
- Strong organisation and time-management skills
- Excellent landlord and tenant communication skills
- Confidence managing a portfolio autonomously
- PropertyTree experience highly regarded
- Strong attention to detail and ability to prioritise
- Professional, reliable and proactive approach
- Current driver's licence and reliable vehicle
