ISCW Lawyers WA Law Firm is seeking an experienced, organised and detail-focused AML, Conveyancing and Property Settlement Support Officer to join and support our Nedlands office in Perth, Western Australia.
The position is initially offered as a short-term opportunity to assist our team during a period of increased property settlement activity, particularly with upcoming property development settlements, AML compliance requirements and the completion and closure of existing settlement files.
For the right candidate, there is potential for the position to develop into a longer-term role, depending on the firm's ongoing requirements, workload and the successful applicant's experience and suitability.
Our firm provides property settlement, conveyancing and property law services in Perth and throughout Western Australia, with offices in Nedlands and Perth.
We are looking for an experienced settlement clerk, conveyancing assistant, paralegal, law clerk, legal assistant or AML support officer who can provide practical support to our lawyers and settlement team across WA property settlements, conveyancing, PEXA, AML compliance and development settlements.
The successful applicant will primarily support our Nedlands office and assist our lawyers and property settlement team with a broad range of settlement, conveyancing and AML-related work.
Responsibilities may include
- assisting with AML client onboarding and compliance procedures;
- customer due diligence and client identification requirements;
- verification of identity and supporting documentation;
- collecting and reviewing source of funds and other AML information;
- following up clients for outstanding AML and verification documentation;
- assisting with residential property purchases and sales;
- assisting with WA property settlements and conveyancing matters;
- preparing and checking settlement and conveyancing documentation;
- assisting with PEXA electronic conveyancing and settlement preparation;
- supporting upcoming property development settlements;
- assisting with off-the-plan and new development settlements where applicable;
- monitoring settlement dates, contractual conditions and outstanding settlement requirements;
- liaising professionally with buyers, sellers, real estate agents, finance brokers, banks, settlement agents and other law firms;
- following up outstanding documents and information before settlement;
- assisting with property transfers and related-party transfers;
- assisting with the conveyancing aspects of property transfers associated with Binding Financial Agreements where required;
- attending to post-settlement administration;
- finalising, completing and closing property settlement and conveyancing files; and
- providing general legal and administrative support to our property settlement and conveyancing team.
Property Settlement & Conveyancing - Western Australia ISCW Lawyers WA Law Firm provides property settlement and conveyancing services in Perth and throughout Western Australia.
Our property settlement and conveyancing practice assists clients with a broad range of residential and property-related transactions, including:
- residential property purchases and sales;
- property settlements in Western Australia;
- conveyancing services;
- PEXA electronic settlements;
- property transfers;
- related-party and family property transfers;
- development settlements;
- off-the-plan and new development settlements;
- property transfers associated with Binding Financial Agreements; and
- other property and settlement-related legal matters.
The successful applicant will work primarily from and provide support to our Nedlands office, while forming part of our broader Perth legal, property settlement and conveyancing practice. AML Compliance Support for Property Settlements & Conveyancing A significant component of this position will involve providing AML support for our property settlement and conveyancing practice.
Binding Financial Agreements & Property Transfers
Our firm also provides legal services in relation to Binding Financial Agreements and associated property transactions.
Our property settlement and conveyancing team may assist clients with the property transfer and settlement aspects of transactions arising under a Binding Financial Agreement, including transfers between spouses or former spouses.
The successful applicant may therefore provide administrative and conveyancing support for:
- property transfers associated with Binding Financial Agreements;
- matrimonial and relationship property transfers;
- transfers between spouses or former spouses;
- PEXA transfer and settlement requirements; and
- related property settlement administration.
The successful applicant will not be responsible for providing legal advice in relation to Binding Financial Agreements. Legal advice and legal work will remain under the supervision and responsibility of the firm's solicitors.
