Think Commercial

Cairns

Think Commercial is a commercial property management company overseeing a diverse portfolio of more than 30 properties spanning from Cairns to Brisbane. Known for our performance-driven results, attention to detail, and open, consistent communication, we create a collaborative and supportive environment. Our comprehensive service offering includes tailored advice for prospective tenants, expert leasing support, diverse property options, and seamless negotiations.

About the Role

We're looking for someone who enjoys being both in the office and on-site, rolling up their sleeves to solve problems, coordinate contractors, and keep projects moving. One day you may be reviewing construction estimates and negotiating contractor pricing, and the next you'll be visiting sites, managing maintenance works, planning capital upgrades, or implementing preventative maintenance strategies. This is not a desk-bound project management role.

It's a highly autonomous position for someone who enjoys variety, takes ownership, and thrives on turning plans into outcomes. You'll play a pivotal role in shaping the performance, presentation, and long-term value of our commercial property portfolio while building strong relationships with tenants, contractors, and stakeholders.

We're looking for someone who sees opportunities where others see problems. Someone who can confidently assess a project, challenge a quote, recommend a smarter solution, and then take the lead in making it happen. You'll be trusted to make decisions, drive projects forward, and have a genuine influence on how our assets are managed and improved.

This role would suit an estimator, trade professional, facilities specialist,

or project coordinator looking for the next step in their career. If you're ambitious, commercially minded, and excited by the opportunity to make a tangible impact within a growing business, you'll find plenty of scope to develop, contribute ideas, and make this role your own.

Key Responsibilities

- Manage property improvement projects from planning through to completion.
- Review estimates, quotes, tenders and contractor submissions to ensure value for money.
- Coordinate our maintenance team, trades, suppliers and contractors across multiple sites.
- Develop project scopes, budgets and timelines.
- Monitor project progress, costs and quality outcomes.
- Conduct site inspections and oversee maintenance, refurbishment and compliance works.
- Support asset management strategies to maximise property performance and value.
- Ensure compliance with WHS requirements, building regulations and safety standards.
- Build strong relationships with tenants, contractors and stakeholders.
- Identify opportunities for operational improvements, process efficiencies and cost savings across the portfolio.
- Provide day-to-day leadership, direction and support to the maintenance team, ensuring a high standard of workmanship, accountability and customer service.

- Assist with workforce planning, recruitment and onboarding, including interviewing and selecting new team members.
- Coach, mentor and develop team members through regular feedback, training and skills development initiatives.
- Support performance management processes, setting clear expectations and helping team members achieve their goals.
- Foster a collaborative, proactive and solutions-focused team culture that aligns with our business values.
- Drive continuous improvement initiatives and encourage the adoption of new technologies, systems and ways of working.

About You You may come from a variety of backgrounds including:

- Construction estimating
- Trade qualification with project coordination experience
- Facilities or asset management
- Building and construction
- Property maintenance or commercial property projects

To be successful, you'll have:

- Strong experience reviewing quotes, estimates and project costs.
- Practical knowledge of construction, maintenance or building trades.
- Excellent contractor and stakeholder management skills.
- Strong commercial acumen and attention to detail.
- The ability to manage multiple priorities in a fast-paced environment.
- Confidence working independently and making decisions.
- Robust technology and systems skills.
- A proactive, hands-on attitude with a willingness to get out on site and make things happen.

If you're someone who enjoys balancing project management, estimating, contractor coordination, and asset management while remaining hands-on and close to the work, we'd love to hear from you. Apply now.
