ABOUT THE ROLE

We are seeking an experienced Project Manager with deep roots in the commercial office fitout industry. We value construction knowledge and hands-on site experience above all else — this is a role for someone who leads from the front, not from behind a desk.

You will manage a diverse portfolio of projects ranging from minor works through to $5 million fitouts, taking responsibility for programme, quality, safety, client satisfaction and financial performance.

KEY RESPONSIBILITIES

Project Delivery & Site Management

- Manage multiple projects at any one time ranging from minor works (e.g. installing a door) through to projects valued at $5 million +.
- Organise, manage and hold accountable all external trades and sub-contractors on site
- Organise and manage internal partition teams, carpenters, site managers and delivery personnel.
- Actively question and guide contractors and trades on-site to ensure quality workmanship is being carried out at all times
- Plan and allocate internal labour resources across multiple projects to ensure efficient delivery and utilisation

Programme & Client Management

- Prepare comprehensive and detailed project programs; update them weekly for both clients and the internal team
- Set, prepare and run weekly PCG meetings with clients; prepare and issue PCG Meeting Minutes
- Co-ordinate with external consultants (Mechanical Engineer, Fire Engineer, etc.) as required — asserting your experience when reviewing and suggesting cost-saving options

Financial & Commercial Management

- Take full accountability for project profitability and financial outcomes, including forecasting, procurement strategy, variation recovery, margin protection and final account reconciliation.
- Prepare costs for variations and co-ordinate with the Senior Estimator,



then present to client for approval

Safety & Compliance

- Ensure all projects are delivered in accordance with WHS legislation, company safety procedures and client/building compliance requirements, including management of subcontractor compliance through 1Breadcrumb
- Conduct and manage site-specific SWMS reviews, toolbox talks, safety inductions and incident reporting

Drawings, Documentation & Systems

- Review construction drawings by our inhouse designers and provide constructive feedback and guidance from a constructability perspective
- Manage practical completion, defects rectification, commissioning, O&M; manuals, warranties and client handover processes

REQUIREMENTS

1. Minimum 5 years' experience working with commercial office fitout projects valued between $250,000 and $5 million, with at least 2 years in a Project Manager capacity
2. Demonstrated experience managing multiple concurrent projects within live commercial environments in the CBD
3. A relevant trade background (e.g., carpenter or builder) or a tertiary qualification in Construction Management/Building is highly regarded. Crucially, practical, hands-on construction knowledge and site confidence are valued above pure administrative skill
4. Proven ability to independently manage projects with minimal supervision while maintaining exceptional client service, programme control and financial outcomes
5. Solid working knowledge of all service trades including mechanical, fire, electrical and hydraulic contractors
6. Solid-minded and confident in giving direction to trades — not combative, but assertive and decisive
