Spire Recruitment is seeking an experienced, organised and customer-focused Property Manager to join a highly regarded residential real estate team.

This is a true end-to-end Property Management role, managing a portfolio of approximately 150 properties located predominantly south of the Yarra, with some properties in Melbourne’s west. The ideal candidate will be based in, or comfortable travelling from, Melbourne’s inner suburbs.

The role:

You will take ownership of a manageable residential portfolio, with some administration support available to assist with the day-to-day workload.

Your responsibilities will include:

- Managing a portfolio of approximately 150 residential properties
- Building strong relationships with rental providers and renters
- Conducting routine inspections and managing maintenance matters
- Coordinating lease renewals, rent reviews and rental increases
- Managing arrears, VCAT matters and general tenancy queries
- Completing ingoing, outgoing and routine condition reports
- Liaising with trades, tenants and owners to ensure a high level of service

About you:

To succeed in this role, you will ideally have:

- Previous end-to-end residential Property Management experience
- A current Victorian Agent’s Representative Certificate or Certificate IV in Real Estate Practice
- Solid knowledge of the Residential Tenancies Act and Property Management processes
- Excellent communication, organisation and time-management skills
- A proactive, solutions-focused approach to client service
- Confidence using PropertyMe and Inspection Express, or the ability to learn new systems quickly
- A current driver’s licence and reliable vehicle
