A senior-led project delivery group operating through an exclusive joint-venture pipeline is seeking an experienced Site Supervisor / Structures Foreman to join the delivery team on a flagship A$240M riverfront residential development in Kangaroo Point. Comprising two approximately 15-storey towers and 215 luxury apartments, Gaia forms part of a significant forward pipeline of major residential developments across Brisbane.

The Role

n

Reporting to the Senior Site Manager, you will initially take ownership of structural delivery while progressively developing broader site management responsibilities across the project.

Key Responsibilities

n

n
- Lead structural works including formwork, reinforcement, concrete and post-tensioning.
n
- Drive concrete cycles, sequencing, programme and productivity across allocated work fronts.
n
- Coordinate structural subcontractors, labour, plant, materials and site resources.
n
- Manage quality, tolerances, inspections, hold points and structural QA.
n
- Maintain strong WHS standards and site safety controls.
n
- Coordinate with engineering, services, design and commercial teams to resolve construction issues.
n
- Monitor subcontractor performance and proactively address programme or productivity issues.
n
- Assist the Senior Site Manager with broader site planning, logistics, subcontractor coordination and construction delivery.
n




- Progressively take responsibility beyond structure into wider site supervision and management.
n
- Develop toward a future Site Manager position within the business.

Experience Required

n

n
- Proven experience as a Structures Foreman, Site Supervisor or similar on mid- to high-rise residential or mixed-use projects.
n
- Strong knowledge of concrete structures, formwork, reinforcement and structural sequencing.
n
- Demonstrated ability to drive subcontractors, floor cycles and demanding construction programmes.
n
- Strong understanding of safety, quality and construction methodology.
n
- Ability to coordinate multiple trades and work fronts within a professional project workplace.
n
- Strong leadership, communication and problem-solving capability.
n
- Importantly, the successful candidate will demonstrate the potential and ambition to progress into Site Management.

This is not simply another Structures Foreman position. We are looking for someone capable of delivering the structural phase of this project while developing into a broader Site Supervisor and ultimately Site Manager role for forward projects that are awarded. With a strong forward pipeline of major Brisbane residential projects, the opportunity provides genuine career progression and continuity beyond Gaia.
