Senior Property Manager | Sutherland Shire | Up to $110K with Guaranteed Bonuses

Are you an experienced Property Manager looking for a role where you can focus on managing your portfolio, building strong relationships and doing outstanding work — without being weighed down by unnecessary admin?

This is an outstanding opportunity to join a well-established, high-performing real estate agency in the Sutherland Shire, taking over a well-maintained portfolio of approximately 200 properties.

The current Property Manager has been with the agency for an impressive 14 years and is moving internally into another position — a genuine reflection of the stability, culture and longevity within the business.

The Role

n

You will take ownership of a portfolio of approximately 200 properties.

n

Your responsibilities will include:

n

- Overseeing leasing and applications throughout the week
n
- Communicating with owners and tenants, including onsite meetings when required
n
- Negotiating lease renewals
n
- Issuing notices and breach notices
n
- Building and maintain strong client relationships
n

n

The Support

n

n
- No trust accounts or accounts responsibilities — dedicated full-time accountant
n
- No routine inspections — outsourced
n




- Part-time assistant supporting ingoings, repairs and administration
n
- Monday-Friday role with only occasional Saturday support if required
n

What We're Looking For

n

We're seeking a confident, experienced Property Manager who knows their portfolio, communicates exceptionally well and can operate autonomously.

n

Ideally, you'll bring:

n

n
- Around 10 years' property management experience
n
- Strong end-to-end residential property management knowledge
n
- Excellent communication and relationship management skills
n
- A proactive, organised and professional approach
n
- Current Certificate of Registration (COR)
n

The Package

n

Up to $110,000 package on offer, including $15,000 in guaranteed leasing bonuses, plus additional commissions for new business.

n

Monday-Friday role, with only the possibility of approximately 4-5 half Saturdays per year if required.

n
