This is not an entry-level Project Manager position.

Our client is seeking an experienced Senior Commercial Roofing (& Cladding) Project Manager to take ownership of major commercial projects across Western Australia.

We're looking for someone who knows roofing and construction from the ground up, but who has also developed the commercial and leadership capability to manage major projects independently.

You should be the type of Project Manager who can walk onto a project, understand what needs to happen next, build the programme, organise the labour, order the materials, manage subcontractors and keep the client informed — all while maintaining control of safety, quality, programme and cost.

The Role

You'll take full ownership of commercial roofing and cladding projects from handover through to completion, working closely with builders, clients, consultants, suppliers, supervisors and installation crews.

Your responsibilities will include:

- Planning and sequencing large-scale commercial roofing and façade projects.
- Developing and maintaining detailed project programmes.
- Managing multiple Site Supervisors, subcontractors and installation crews.
- Forecasting labour requirements and ensuring resources are available when required.
- Ordering materials well ahead of programme and coordinating deliveries to site.
- Managing procurement and supplier relationships.
- Liaising daily with Tier 1 and Tier 2 builders, architects, consultants and clients.
- Running pre-starts and maintaining strong site communication.
- Managing project budgets, variations, forecasting and cost control.
- Monitoring productivity and commercial performance.
- Identifying potential issues early and implementing solutions before they become delays.
- Coordinating construction sequencing across multiple work fronts.




- Maintaining exceptional quality and safety standards.
- Ensuring projects are delivered safely, on programme and profitably.
- Providing clear reporting to senior management and project stakeholders.

Projects will range from fast-paced warehouse developments and large-scale industrial facilities through to complex architectural roofing, cladding and Tier 1 commercial construction projects.

What We're Looking For

We're looking for an established roofing and construction professional — not someone who needs to be taught how a project works.

You'll ideally have:

- 10+ years' commercial roofing and/or cladding experience.
- Proven Project Management experience on projects valued at $2M–$20M+.
- Strong technical knowledge of long-run roofing, insulated panels, architectural cladding and complex flashings.
- A robust understanding of commercial roofing construction methodology and sequencing.
- Proven experience managing multiple crews and subcontractors.
- Strong procurement and material-ordering capability.
- Excellent planning, programming and organisational skills.
- Experience working with Tier 1 or Tier 2 builders.
- Strong commercial awareness, including budgets, variations, forecasting and cost control.
- The ability to build strong relationships with clients, builders, suppliers and site teams.
- Strong problem-solving skills and the ability to make decisions quickly.
- A practical, hands-on leadership style.
