Construction Estimator – Commercial Interiors

Breffni Commercial Interiors is looking for an experienced Construction Estimator to join our team at our Lytton office.

We work across the commercial construction and office fitout sector throughout Brisbane and surrounding areas, with a strong, ongoing pipeline of diverse projects for a number of long-standing clients.

We are looking for someone with solid construction estimating experience who can take ownership of the estimating function, work collaboratively with our team and bring both attention to detail and practical thinking to the role.

Our current Estimator will remain with the business until Christmas, allowing for a comprehensive handover and plenty of time to become familiar with our systems, suppliers, subcontractors and approach to estimating.

The Role

Working closely with our Director and Project Manager, you will be responsible for managing the estimating and tendering process across both our subcontract packages and complete commercial fitout opportunities.

Your responsibilities will include

- Reviewing tender documentation, architectural drawings, specifications and scopes of work
- Preparing detailed cost estimates and tender submissions for commercial fitout projects and ceilings and partitions packages
- Completing quantity take-offs and accurately assessing labour, material and subcontractor requirements
- Obtaining and reviewing supplier and subcontractor quotations
- Preparing and issuing RFQs and ensuring adequate trade coverage
- Comparing quotations, identifying exclusions and ensuring scope requirements have been captured
- Identifying potential gaps, discrepancies, risks and opportunities within tender documentation
- Liaising with suppliers, subcontractors,



clients and other stakeholders where clarification is required
- Maintaining accurate estimating records, pricing information and supplier/subcontractor data
- Assisting with value management and alternative solutions where appropriate
- Managing multiple tenders and pricing requests simultaneously while prioritising deadlines
- Providing a clear and thorough handover of successful tenders to the Project Manager
- Working with the Director and Project Manager to continually improve estimating processes, accuracy and project outcomes

About You We are looking for someone who:

- Has previous construction estimating experience, ideally within commercial fitout, ceilings and partitions, interiors or a related construction sector
- Has experience using estimating/take-off software and is confident working with digital plans and tender documentation
- Has strong construction knowledge and an understanding of trades, materials and construction methodology
- Ideally has existing knowledge of local Brisbane suppliers and subcontractors
- Has excellent attention to detail and takes pride in producing accurate, well-considered estimates
- Can look beyond the obvious, identify potential issues and use lateral thinking to find practical solutions
- Is comfortable managing competing priorities and multiple requests without losing sight of deadlines
- Is commercially minded and understands that a successful tender needs to be both competitive and commercially viable




- Communicates confidently with suppliers, subcontractors and colleagues
- Is organised, reliable and able to work both independently and as part of a small team
- Is confident taking ownership of their work and following a tender through from initial documentation to final submission

What We Offer This isn't a role where we expect you to simply inherit somebody else's way of doing things.

While you'll receive a thorough handover from our current Estimator, we're happy for the successful person to make the role their own. If you can see a better way to structure the estimating process, improve our systems or achieve a better commercial outcome, we want to hear it.

You'll work directly with our Director and Project Manager in a small, collaborative team where communication is straightforward and your contribution has a genuine impact on the projects we win and deliver.
