Recognition of After-Hours Meetings – The position generally operates Monday to Friday, 9.00 am to 5.00 pm. Some evening meetings are required, with a monthly RDO provided in recognition of after-hours AGM commitments.

About the Role
n
This is an excellent opportunity for an experienced Strata Manager to take responsibility for an established portfolio while working within a knowledgeable and collaborative team.
n
You will manage the day-to-day requirements of your strata schemes, guide owners corporations and strata committees, coordinate meetings and maintenance, and ensure each scheme is managed professionally and in accordance with legislative requirements.
n
You will also contribute to client retention, portfolio growth and the continued development of a positive, service-focused strata team.
n
What You'll Be Doing
n
n
Managing and maintaining a portfolio of strata and community title schemes.
n
Building strong, skilled relationships with owners corporations, strata committees, owners and service providers.
n
Preparing for and conducting annual general meetings, committee meetings and other client meetings.
n
Coordinating meeting agendas, minutes, correspondence and required follow-up actions.
n
Reviewing administrative and capital works fund budgets, financial reports, accounts and levy positions.
n
Coordinating repairs, maintenance, insurance and service contracts in accordance with client instructions.
n
Obtaining and presenting competitive quotations from contractors, consultants and service providers.
n
Monitoring levy arrears and supporting appropriate recovery processes.
n
Providing informed guidance regarding by‐laws, compliance requirements, dispute resolution and relevant strata legislation.
n
Liaising with building managers, contractors, local councils, insurers, consultants and legal representatives as required.
n
Ensuring scheme records, strata rolls, communications and other documentation are accurate and up to date.
n
Supporting the onboarding and establishment of newly appointed strata schemes.
n
Identifying opportunities to strengthen client relationships, retain existing business and generate referrals.
n
Working collaboratively with assistant and administrative team members to ensure matters are completed accurately and on time.
n
Maintaining current industry knowledge through continuing professional development and training.

About You
n
We are looking for a capable and dedicated strata professional who brings:

Demonstrated experience independently managing a portfolio of strata schemes.
n
Strong knowledge of NSW strata legislation, compliance obligations and industry practices.
n
Confidence preparing for and conducting strata meetings.
n
Excellent verbal and written communication skills.
n
Strong negotiation, conflict‐resolution and problem‐solving abilities.
n
The ability to communicate professionally with people who may have different interests, expectations and priorities.
n
Excellent organisation, diary management and attention to detail.
n
A proactive approach and the ability to manage competing priorities effectively.
n
Sound commercial judgement and an understanding of the importance of client retention and portfolio growth.
n

What You'll Need
n

A current NSW strata management qualification, certificate or licence appropriate to the duties of the position.
n
Demonstrated experience working in strata management.
n
A current NSW driver licence.
n
A reliable, comprehensively insured vehicle available for work‐related travel.
n
Proficiency in Microsoft Office and relevant strata management software.
n
A sound understanding of financial reports, budgets, levies and trust accounting processes relevant to strata management.
n
A professional and well‐presented approach.
n
A commitment to maintaining all required continuing professional development and industry training.
