Job Description
You will work as a Commercial Property Buyers Agent, sourcing opportunities, analysing deals, negotiating acquisitions and helping clients build significant commercial property portfolios. You'll work across commercial property acquisitions generally ranging from $1 million to $10 million+, including retail, industrial, medical and healthcare, office, convenience and service-based assets, neighbourhood and small-format centres, off-market opportunities, and value-add commercial property. You'll be involved in the entire acquisition process — from understanding the client's investment strategy through to sourcing, due diligence, negotiation and settlement.

Key responsibilities

Sourcing commercial property opportunities across Australia
n
Developing relationships with commercial selling agents and industry contacts
n
Identifying on-market and off-market opportunities
n
Reviewing and analysing commercial property deals
n
Assessing yields, rents, leases, WALE, tenant covenant and market rent
n
Reviewing comparable sales and market evidence
n




Identifying risks and potential value-add opportunities
n
Preparing acquisition recommendations for clients
n
Conducting property inspections
n
Negotiating directly with selling agents and vendors
n

About you
n
n
Strong commercial property experience
n
Excellent understanding of investment fundamentals
n
Ability to analyse leases, rents, yields and comparable transactions
n
Confidence dealing with sophisticated investors and business owners
n
Strong communication and relationship-management skills
n
Commercial judgement and attention to detail
n
Ability to manage multiple acquisitions at once
n
A current real estate licence or certificate relevant to the position will be required or capable of being obtained
n
Base salary plus commission
