Manage a commercial portfolio of approximately 100 PUM across industrial, retail, and office assets, for a well-established and highly regarded office on Brisbane's northside.

About the Role
n
You'll take ownership of the end-to-end management of a diverse commercial portfolio, with three dedicated PMAs handling work orders, invoice entry, inspection reports, rental arrears, and database management — so you can focus on what matters: your landlords, your tenants, and your portfolio's performance.

Your day-to-day will include:
n
End-to-end management of a commercial portfolio (approx. 100 PUM) spanning industrial, retail, and office
n
Preparing lease documentation, rent reviews, and lease renewals
n
Managing rental arrears and outgoings reconciliations
n
Coordinating maintenance, work orders, and repairs
n
Conducting inspections and preparing condition and compliance reports
n
Building strong landlord and tenant relationships
n
Partnering with Sales and Leasing on re-lets to minimise vacancy
n




Managing your portfolio through Cirrus PM
n
About You
n
Commercial Property Management experience, or extensive Residential Property Management experience and a genuine desire to move into commercial (a structured growth plan and adjusted base salary is available for the right candidate)
n
Sound understanding of commercial lease structures and relevant legislation (or a solid willingness to learn)
n
Current QLD Certificate of Registration or Real Estate Salesperson Registration (or working towards)
n
Strong communication, negotiation, and relationship-management skills
n

Current driver's licence and reliable vehicle
