About the role
n
As Manager (Property Management), you will lead a team responsible for the strategic management of a significant portfolio of leases, licences, and commercial arrangements across Queensland's State Boat Harbours.
n
You will provide expert advice on complex property matters, oversee high-value lease negotiations, manage revenue performance, coordinate legal and valuation services and contribute to the development of long-term harbour strategies that support economic growth and community outcomes.
n
What we're looking for

We are seeking an experienced property professional who can confidently operate at the intersection of commercial, legal, financial and stakeholder environments.
n
The ideal candidate will have
n
n
Extensive experience managing commercial property portfolios.
n
Strong knowledge of commercial leasing, licensing and property transactions.
n
Experience negotiating complex lease and tenure arrangements.
n
Demonstrated understanding of property legislation, land tenure and contractual frameworks.
n
Ability to interpret and provide advice on lease conditions, legal agreements and statutory obligations.
n
Experience working with solicitors and managing legal service providers.
n
Strong governance, compliance and risk management capability.
n
Valuation and Commercial Acumen.
n
Sound understanding of property valuation methodologies and market rent assessments.
n
Experience managing market reviews, rental adjustments, options and commercial negotiations.
n
Ability to analyse market opportunities and optimise portfolio performance.
n
Experience managing significant revenue-generating portfolios.
n
Strong financial analysis and budgeting capabilities.
n
Ability to interpret financial data and provide strategic recommendations.
n
Leadership and Stakeholder Management.
n
Proven ability to lead high-performing teams.
n
Excellent negotiation and influencing skills.
n
Experience working with senior executives, local governments, commercial operators, industry groups and community stakeholders.
n

While not mandatory, qualifications in property economics, business, commerce, law or evaluation, would be highly regarded.
