The Role
n
We're looking for an experienced Senior Pre-Construction Manager to take a leading role within our Delivery team, driving the preconstruction strategy for complex, high-value commercial projects.
n
You'll provide senior-level oversight from early client engagement through to project handover, taking ownership of commercial strategy, estimating, procurement, risk and constructability while partnering closely with clients, senior stakeholders and project teams.

What You'll Do
n
n
Lead the preconstruction strategy and process across complex commercial projects.
n
Provide senior-level guidance to project teams throughout planning, estimating and procurement.
n
Review designs to identify constructability risks, value engineering opportunities and scope gaps.
n
Lead subcontractor procurement, bid analysis and commercial negotiations across all trades.
n
Develop and oversee project budgets, estimates, programmes and procurement strategies.
n
Present commercial proposals, budgets and recommendations directly to senior client stakeholders.
n
Drive project profitability through effective cost management, risk mitigation and procurement.
n
Develop and maintain strategic relationships with key subcontractors and supply chain partners.

Partner with Design and Delivery leadership to ensure a seamless transition from preconstruction into construction.

Support and mentor members of the preconstruction and wider project teams.

About You
n
We're looking for a senior construction professional with significant preconstruction experience, strong commercial judgement and the confidence to lead complex projects and client relationships.
n
You'll ideally have:
n
n
10+ years' experience in construction, estimating and/or preconstruction, with significant experience in commercial projects.
n
A solid track record leading complex and high-value preconstruction programmes.
n
Expert knowledge of estimating, procurement, tendering and subcontractor markets.
n
Strong commercial, budgeting and value engineering capabilities.
n
Experience managing risk, constructability and procurement strategy.
n
Excellent client-facing skills with experience presenting to senior stakeholders.
n
Strong leadership skills with the ability to mentor and influence project teams.
n
In-depth knowledge of construction methodologies, building codes and health & safety requirements.
n
A degree in Construction Management, Quantity Surveying or a related discipline is preferred.
