Job Description
Commercial Lead / Quantity Surveyor - Sydney Based
n
An exciting opportunity has arisen for a Quantity Surveyor to join a global EPC organisation supporting the delivery of major data centre developments.
n
Working within the Procurement & Contracts team, you will play an important commercial role across the full project lifecycle—from tendering and procurement through construction, cost control, variation management and final account forecasting.
n
This is an excellent chance for a developing commercial professional who wants to build deeper expertise in mission-critical construction, with exposure across CSA, MEP and specialist packages on complex data centre projects.
n
Key Responsibilities
n
Pre-Contract & Procurement
n
n
Support the preparation of **Bills of Quantities (BoQ), Scopes of Work (SOW) and tender schedules** across CSA, MEP and specialist packages.
n
Assist with procurement strategy, contractor shortlisting, RFP issuance and
technical/commercial
clarifications.
n
Conduct cost benchmarking and market price analysis to support procurement and commercial decisions.
n
Review contractor proposals for completeness, exclusions and potential commercial risks.
n
Support pre-award negotiations and preparation of commercial award recommendations.
n
Assist with final BoQ reconciliation and project budget refinement.
n
n
Cost & Commercial Management
n
n
Support day-to-day contract administration across General Contractor, MEP and specialist vendor packages
n
Monitor project commitments against approved budgets and support cost-to-complete and final account forecasting
n
Review and verify contractor progress claims and payment applications.
n
Monitor contractor compliance with key contractual requirements, deliverables and change notification obligations.
n
Maintain alignment between project budgets, procurement awards, approved variations and contingency allowances.
n

Variation & Value Engineering
n
n
Support the full Variation Order (VO) process, from initial scope assessment through cost validation and commercial recommendation.
n
Review contractor variation submissions, including rates, methodology, productivity and material pricing.
n
Support commercial negotiations with contractors.
n
Undertake Value Engineering and cost-impact assessments associated with changes to CSA and MEP scopes.
n
Provide timely commercial evaluations to enable project teams to make informed decisions.
n

Reporting, Risk & Governance
n
n
Prepare and maintain cost reports, cash-flow forecasts and Cost-to-Complete models
n
Support monthly commercial reporting in collaboration with Finance, PMO and project stakeholders.
n
Identify potential commercial risks arising from contractor claims, scope gaps and programme impacts.
n
Support contract interpretation and commercial risk mitigation.
n
Maintain accurate, audit-ready commercial documentation and correspondence throughout the project lifecycle.
n
Ensure activities are undertaken in accordance with established procurement policies and contract governance requirements.
n

Key Requirements:
n
n
Degree in Quantity Surveying, Construction Economics or equivalent from a recognised institution.
n
3–6 years of Quantity Surveying experience, preferably within data centres, industrial or large-scale construction projects.
n
Working knowledge of CSA and MEP construction packages.
n
Experience supporting procurement, contract administration and Variation Order assessments
n
Familiarity with standard forms of contract including FIDIC, PAM or similar
n
Strong cost analysis and commercial documentation capabilities.
n
Good negotiation and stakeholder communication skills.
n
Ability to critically assess contractor submissions using data-backed analysis.
n
Ability to manage multiple priorities and deadlines within a fast-paced, mission-critical project environment.
