Property Management can feel like a thankless job. And a lot of the time, it comes down to the same things - unrealistic workloads, poor systems, disjointed team structures and simply not having enough time to properly manage the portfolio in front of you.

When you're juggling 200+ properties, constantly putting out fires, chasing maintenance, answering emails and dealing with competing demands from tenants and landlords, it's pretty hard to feel like you're actually doing a good job - let alone building genuine relationships with the people you manage properties for.

And that's not how Property Management should have to feel.

Our client has built their Property Management teams around a different philosophy.

Keep the portfolios manageable. Give good Property Managers the autonomy to actually manage their own portfolios. And, importantly, have the right people and support around them when they need it.

The opportunity...

Our client is a well-established real estate group with presence across the Hunter, Newcastle and Central Coast regions. While the group is large, each office operates with a small, close-knit Property Management team, giving you the backing and resources of a major franchise while retaining the personal feel of a local office.

General accounting covered — so you can focus on Property Management rather than back-end administration.

PropertyMe — established systems and processes already in place.

Immediate opportunities available — 2x Property Manager positions are currently available, with portfolios to be allocated across Newcastle and the Hunter Valley.

$90,000-$100,000 inclusive of super, depending on experience.
n
Company vehicle available — with the option to negotiate this into your package if preferred.
n
Bonus structure being introduced to recognise exceptional performance, with additional earning potential up to $500/month.
n

The role...
n
This is a genuine end-to-end Property Management position for someone comfortable managing their portfolio independently.
n
You'll be responsible for:
n
n
Managing your residential portfolio from start to finish
n
Building strong relationships with landlords and tenants
n
Managing maintenance, repairs and contractors
n
Conducting your own routine inspections
n
Managing leases, renewals, terminations, arrears and tenancy matters
n
Handling enquiries, issues and escalations
n
Ensuring compliance with NSW legislation
n
Keeping owners informed and delivering a high level of service
n
n
Who we would love to talk to...
n
We're looking for experienced Property Managers who are competent, capable and comfortable running their own portfolio — AND want better.
n
You'll ideally bring:
n
n
2+ years' Property Management experience with strong end-to-end knowledge
n
Confidence working independently across the full PM lifecycle
n
Solid knowledge of NSW tenancy legislation
n
Excellent organisation, communication and problem-solving skills
n
A genuine focus on landlord and tenant relationships
n
A willingness to remain hands-on, including conducting your own inspections
n
Current NSW Certificate of Registration or Licence
n
Current driver's licence and reliable vehicle
n
n
Most importantly, you know your stuff.
n
You know how to prioritise, communicate before you're chased, make decisions and get on with the job. You're comfortable working independently, but know when to ask for support.
