We're looking for a proactive, hands-on Building Manager to oversee the day-to-day operations of a premium residential building. This role is ideal for someone who enjoys taking ownership, solving problems before they arise, and finding proactive ways to improve building performance.
This isn't a desk-bound role. You'll be on-site, inspecting assets, managing contractors, maintaining building systems and ensuring everything runs safely, efficiently and to a high standard.
About the Role
You'll be responsible for the operation, maintenance and continuous improvement of the building, acting as the key link between residents, contractors and stakeholders. From preventative maintenance and asset management to security systems, compliance and contractor supervision, you'll play a critical role in protecting and enhancing the building's assets.
Key Responsibilities
- Manage preventative maintenance programs and contractor performance
- Conduct regular inspections of building services, infrastructure and common areas
- Monitor key building systems including HVAC, pumps, lifts, access control and security systems
- Coordinate maintenance works, repairs and improvement projects
- Manage asset registers and support lifecycle replacement planning
- Ensure compliance with safety, essential services and building regulations
- Build strong relationships with residents and provide exceptional service
- Prepare reports and recommendations for the Owners Corporation
- Supervise onsite staff and service providers
- Drive continuous improvement and identify opportunities to enhance building operations
About You
We're looking for someone who doesn't wait to be told what needs fixing. Someone who spots issues early, takes initiative and brings fresh ideas to improve systems, processes and resident experience.
- Strong technical knowledge of building systems, maintenance or engineering environments
- Experience coordinating trades and contractors
- A proactive mindset and solid problem-solving skills
- Excellent communication and customer service abilities
- Strong organisational skills and attention to detail
- The ability to work independently and take ownership
- A commitment to safety, compliance and high-quality outcomes
- Trade and engineering qualifications are highly desirable but not essential
Experience in residential buildings is not essential. We are more interested in candidates who understand assets, maintenance, operations and continuous improvement.
