I am looking for someone to work alongside me two days a week, from home, doing the admin work that sits behind a well-run portfolio.

Local Property Partners is a boutique agency in North Beach. Property management only, no sales. I cap what I take on deliberately, I attend every property myself, and owners deal with me directly. That is the whole point of the business and it is not going to change as we grow. What I need is someone to support me with everything behind the scenes so the standard holds and I can focus on current business.

This is not a client-facing role.

You will not be handed a portfolio, or asked to have a conversation with an owner.

What you would be doing:
Maintenance coordination, logged, triaged, quoted and closed, with tenant and trade communication through Tapi
Compliance, smoke alarms, RCDs, pool barriers and minimum standards, including compliance register management
Routine inspections, in person, done properly and followed up by posting work orders.
Lease preparation,



management agreement drafting
Lease renewals and rent reviews
Occasional final bond inspections, condition comparison and bond disposal in line with the Act
Leasing support, including home opens and application processing

The hours are Tuesdays and Thursdays, seven and a half hours a day, and they are genuinely adaptable. Work them around school pick up, work them at night, work a different day if something comes up. I don't care when you do the work; I just care that it's done well and on time.

If you have been a property manager for a while, you already know what this job is like when you don't have the time to do it properly. I have done it that way and I am not interested in doing it again.
