Job Description
Orosi is expanding quickly and we're looking for a talented Senior Design / Project Architect to join our team.

Full-time in-office position based in Rose Bay, Sydney NSW.
n
This role suits a well-rounded NSW-registered architect with a sharp eye for detail and a genuine appreciation for quality design. Orosi is a luxury property developer specialising in the design, development and construction of premium residential apartments in Sydney's Eastern Suburbs. We deliver high-end residential projects through an integrated approach combining architecture, construction, interior design and wellness. This model gives the team hands-on involvement at every stage of a project, building close collaboration and a genuine end-to-end understanding of delivery, from concept through to completion.

Key responsibilities:
n
n
Lead feasibility studies and concept design
n
Prepare DA packages and manage Council and Court processes
n
Prepare tender documentation, respond to tender queries, and assist with tender assessment and contractor selection
n
Coordinate consultant teams through documentation and construction
n
Mentor junior staff on Revit, detailing, documentation and project delivery
n
Review shop drawings, samples, finishes, prototypes and technical submissions for compliance with design intent and documentation
n
Ensure documentation quality and compliance with the NCC, the DBP Act and relevant Australian Standards
n
Manage project programmes, deliverables and consultant coordination
n
Lead client, consultant and builder meetings
n
Respond to Requests for Information and resolve issues during construction
n
Attend site inspections, monitor construction quality, and prepare site observation reports
n
Coordinate defects inspections, practical completion, and project close-out
n
Work with development and construction teams on buildability, value-management and procurement
n
Maintain transparent project records, including design decisions, drawing revisions, approvals and correspondence
n
Support statutory compliance documentation for Class 2 residential projects
n
Take ownership of projects from concept through to completion
n
n
Requirements:
n
n
Minimum 8 years' experience in the Australian architectural industry, in NSW
n
Extensive experience producing and managing Construction Certificate (CC) and construction documentation
n
Strong working knowledge of Revit and BIM workflows
n
Excellent understanding of the NCC and relevant Australian Standards
n
Confident communicator, comfortable leading client, consultant and builder meetings
n
Proven ability to manage projects independently and mentor junior staff
n
Organised, ownership-driven, and able to bring clarity to complex projects
n
