An opportunity has become available for an experienced Services Manager to join an established Tier 2 builder delivering major commercial and living-sector projects across Sydney.

With projects valued between $100M and $300M, and over 1B worth of pipelined projects in Sydney this role will have a heavy delivery focus, taking ownership of building services through construction, commissioning and handover.

Working alongside a dedicated Pre-Construction Services Manager, you’ll inherit projects that have already had strong services input during design and pre-construction, allowing you to focus on buildability, coordination and successful delivery on site.

The Role

As Services Manager, you’ll work as a key member of the project delivery team, taking responsibility for the coordination and management of all building services packages.
Your responsibilities will include:

Salary will be negotiable however a figure of between $200K – $230K can be expected.

- Lead services delivery across major commercial and living projects from construction through to commissioning and handover.
- Manage and coordinate mechanical, electrical, hydraulic, fire, vertical transport and associated specialist services.
- Work closely with the Pre-Construction Services Manager to ensure a smooth transition from design and procurement into delivery.
- Drive services coordination between consultants, subcontractors and the broader construction team.
- Review designs and documentation with a strong focus on constructability, sequencing and programme.
- Manage services subcontractors, ensuring quality, programme and commercial requirements are achieved.
- Identify and resolve clashes, design issues and site constraints before they impact delivery.
- Lead testing, commissioning, authority approvals and final handover requirements.
- Work closely with the Project Manager, Site Manager,



Design Manager and commercial team throughout delivery.

About You
This role would suit an experienced Services Manager or Sr Services Engineer who enjoys being close to the construction and delivery of a project, rather than sitting predominantly within design or pre-construction.

You may already be working for a Tier 1 or Tier 2 head contractor, or alternatively come from a mechanical services contractor where you’ve had significant exposure to the delivery of large, complex construction projects.

- Previous experience as a Services Manager with a Tier 1 or Tier 2 commercial builder.
- Experience delivering large-scale projects, ideally $100M+.
- Strong knowledge across multiple building services disciplines.
- Experience managing services subcontractors through installation, commissioning and handover.
- Strong coordination skills and the ability to work effectively with both site and design teams.
- A practical understanding of construction methodology, sequencing and programme.
- Solid communication skills with the confidence to manage consultants, subcontractors and internal stakeholders.
