About the role

Agius Property Group is seeking an experienced Property Manager to join our team in Bella Vista, NSW. This is a full-time position offering an exciting opportunity to manage a diverse portfolio of residential properties and deliver exceptional service to our clients and tenants. In this strategic role, you will be responsible for overseeing day-to-day operations, maintaining property standards, and ensuring optimal tenant satisfaction whilst maximising returns for property owners. Your expertise will be crucial in upholding Agius Property Group's reputation for excellence in residential property management.

Key responsibilities

- Managing and maintaining a diverse portfolio of residential properties, ensuring all units meet agreed standards and comply with relevant legislation

- Collecting rental payments, processing invoices, and maintaining accurate financial records and tenant accounts

- Recruiting, screening and selecting suitable tenants whilst conducting thorough background and credit checks

- Preparing and executing lease agreements, ensuring all documentation is complete and legally compliant

- Responding promptly to tenant inquiries, complaints and maintenance requests, providing excellent customer service

- Coordinating maintenance and repairs, obtaining quotes from contractors, and ensuring work is completed to standard

- Conducting regular property inspections to identify maintenance issues and ensure properties are well-maintained

- Managing tenant evictions and end-of-lease procedures in accordance with legal requirements

- Preparing detailed financial reports, rent roll statements and property valuations for owners

- Advertising vacant properties, arranging property viewings and conducting showings to prospective tenants





- Ensuring compliance with all relevant legislation, including tenancy laws, health and safety regulations, and fair trading requirements

What we're looking for

- Proven experience of at least 3+ years working as a Property Manager in the residential leasing and property management sector

- Strong knowledge of NSW tenancy legislation, residential tenancies acts, and property management best practices

- Excellent organisational and time management skills with the ability to manage multiple properties simultaneously

- Proficiency with property management software and accounting systems; computer literacy essential

- Outstanding communication and interpersonal skills with the ability to interact professionally with tenants, owners, contractors and colleagues

- Strong financial acumen and attention to detail, with experience in rent collection and financial reporting

- Problem-solving abilities and capacity to handle tenant disputes and complaints with diplomacy and professionalism

- Relevant qualifications or certifications in property management or real estate (advantageous)

- Current or willingness to obtain a Real Estate License (beneficial for the role)

- Reliability, integrity and a commitment to delivering high standards of service
