The Role
As the Tenancy Design & Delivery Manager , you will own the end-to-end tenancy design and fitout delivery process across two major regional retail assets. Reporting to the Head of Projects , you will be responsible for transforming executed leases into successful trading stores by ensuring projects are delivered on time, on budget, and to the highest design and compliance standards.
This is a highly visible role that sits at the intersection of Leasing, Centre Management, Asset Management and Retailers. You will provide leadership across tenancy design review, fitout delivery, landlord works, stakeholder management and project governance, while leading and developing two site-based Tenancy Delivery Coordinators across geographically separate locations.
The role offers a unique opportunity to combine design, construction, retail property and people leadership expertise while contributing directly to the performance and presentation of two flagship retail assets.
What You’ll Bring
- Tertiary qualifications in Architecture, Interior Design, Construction Management, Project Management, Building Surveying or a related discipline.
- Minimum 7-10 years' experience in tenancy delivery, retail design or project management, with substantial exposure to shopping centre fitouts.
- Strong working knowledge of the NCC/BCA, Australian Standards, DDA/access requirements, essential services and Queensland building approval processes.
- Demonstrated leadership experience managing and developing small teams, ideally across multiple locations.
- Proven ability to manage project budgets, programs, procurement, contract administration and risk across multiple concurrent projects.
- Strong commercial acumen, including an understanding of retail lease structures, fitout contributions, incentives, handover conditions and make-good obligations.
- Excellent stakeholder management and negotiation skills, with the ability to balance commercial outcomes, compliance requirements and design quality.
- Strong written and verbal communication skills, including reporting to senior stakeholders.
- Proficiency in AutoCAD or Revit (review level), Bluebeam or similar markup tools, and MS Project or equivalent scheduling software.
- Current Australian Driver's Licence and willingness to travel regularly between assets.
What You’ll Do
- Lead and manage the tenancy design approval process, ensuring retailer fitouts meet design guidelines,
lease obligations and statutory requirements.
- Review and provide feedback on retailer concept designs, developed designs and construction documentation.
- Manage retailer fitouts from lease execution through to store opening, including programs, access, inductions, milestones and handovers.
- Deliver landlord works, tenancy amalgamations, splits and base-build upgrades required to support incoming tenants.
- Manage project budgets, contractor engagement, variations, progress claims and final accounts for landlord-funded works.
- Coordinate consultants, contractors and certification processes to ensure compliance with all applicable regulations and standards.
- Partner closely with Leasing teams to provide fitout advice, landlord works estimates, delivery timeframes and technical guidance during deal negotiations.
- Work collaboratively with Centre Management to minimise operational impacts and support successful project delivery.
- Protect income commencement dates by proactively identifying and removing delivery obstacles.
- Lead, coach and develop two Tenancy Delivery Coordinators, establishing consistent processes and standards across both assets.
- Prepare and maintain project reporting, forecasting and pipeline updates for senior stakeholders and the Head of Projects.
