An outstanding opportunity is available for an experiencedBuilding Caretaker, Management Rights Operator, Property or Facilities Manager, experienced couple, or established operatorto take responsibility for the ongoing caretaking of a newly completed residential apartment development on the Southern Sunshine Coast.

This is a rare chance to step into abrand-new, high-quality asset from day one, with the opportunity to establish a long-term, stable operation as the development expands from 52 to 96 apartments.

n

This is anindependent contractor appointment, expected to commence inmid-September 2026.

n

The Development

n

The completed project will comprise96 permanent residential apartments across two stages, offering a mix of well-appointed two and three-bedroom residences.

n

Stage 1 – 52 apartments, recently completed and operational

n

Stage 2 – 44 apartments, anticipated registration around March 2027

n

The successful contractor will assume caretaking responsibilities for Stage 2 upon registration

n

Caretaking contract valued at up to $120,000 p.a. once fully established

n

Initial six-month subcontract, with strong potential for ongoing long-term engagement for the right operator

n

This is a modern, well-designed residential environment with strong long-term occupancy potential.

The Caretaking Role

n

The successful contractor will be responsible for theday-to-day caretaking, presentation and general oversight of the common property and shared facilities, ensuring the development is maintained to a consistently high standard.

The development includes:

- Two residential buildings
n
- Communal areas
n
- Swimming pool
n
- BBQ and recreational facilities
n
- Associated common property and building services
n

n

There areno prescribed office hours, allowing flexibility in how services are delivered,



provided all contractual obligations and service standards are met consistently.

The contractor may personally perform the duties or engage and manage suitably qualified staff or subcontractors.

n

All major plant and equipment required for the role will be supplied, with approved consumable costs reimbursed.

Mandatory Live-In Requirement

n

In office residence is a mandatory condition of this appointment.

n

A modernthree-bedroom unfurnished apartment within the complexwill be made available to the successful contractor/s.

n

This apartment will be provided under aseparate residential tenancy agreement, with rent payable atmarket rates.

n

Accordingly, the on-site residence is acontractual requirement and is not included as part of the caretaking remuneration package.

n

A dedicatedground-floor office and adjoining meeting roomwill also be provided for operational use.

n

Additional Letting & Property Management Opportunity

n

For suitably licensed and experienced applicants, there is also the opportunity to provideon-site letting and property management servicesto owners within the development.

n

As the complex is designed for permanent residential living, there is strong potential tobuild and grow a stable letting portfolio as occupancy increases.

n

The letting and property management function will operate as anadditional, separate revenue stream to the caretaking contract, under a revenue-sharing arrangement.

n

Applicants seekingcaretaking only are also encouraged to apply.

n

A currentQueensland RLA / property management licencewill be required for applicants wishing to undertake the letting and property management component.



This is not required for caretaking-only applicants.
