About the role
The Property Portfolio Manager is responsible for overseeing the performance of the property portfolio, ensuring each property is professionally managed, appropriately tenanted, maintained to a high standard, and achieving the best possible commercial return. The role provides oversight and direction to external property managers and agents, with a solid focus on rental performance, tenant quality, property condition, costs, compliance, and overall portfolio optimisation.
Key responsibilities
- Regularly review rental appraisals across the entire portfolio and benchmark current rents against comparable properties and prevailing market conditions
- Identify properties that are under-rented and recommend appropriate rental increases
- Review rental performance at lease renewal and before advertising vacancies
- Challenge managing agents where recommended rents do not appear consistent with the market
- Provide direction to property managers regarding tenant selection and leasing strategy
- Review significant tenant applications, considering rental history, financial capacity, property suitability and overall tenant risk
- Guide lease renewals, rental increases and termination/non-renewal where appropriate
- Maintain oversight of the entire property portfolio and hold external property managers and agents accountable for performance
- Monitor rental income, arrears, vacancies and property-related expenditure
- Establish clear expectations and KPIs for external property managers and monitor performance against agreed service levels
About you
- Ability to maintain oversight of property portfolio rather than undertaking day-to-day property management
- Capability to review property condition, presentation and performance of each property
- Ability to identify emerging maintenance, capital expenditure or compliance issues
- Capability to review maintenance expenditure and challenge unnecessary or excessive costs
- Ability to provide recommendations regarding capital improvements
- Capability to ensure communication from agents is timely, accurate and commercially focused
- Ability to escalate recurring performance or service issues
- Capability to provide regular portfolio reporting covering rental income, vacancies, lease expiries, tenant arrears, property inspections and maintenance expenditure
