Property Manager – Standalone Portfolio | City Beach to Karrinyup

Are you a Property Manager ready to step into a newly created, standalone role and make it your own?

This portfolio of 60 properties, spanning the western suburbs corridor from City Beach through to Karrinyup, with a handful of properties in Claremont, has been personally overseen by the business owner — and it's now grown to the point where it deserves a dedicated Property Manager to take the reins.

This is a genuine end-to-end, standalone role — you'll manage the full property management lifecycle, backed by dedicated VA support for administration, so your time stays focused on the parts of the job that actually need a PM: relationships, judgement calls, and keeping owners and tenants happy.

What you'll be doing

- Managing your portfolio end to end — leasing, renewals, arrears, maintenance coordination, owner communication
- Conducting your own routine and final inspections, with PCRs handled by an outsourced provider
- Being the face of the office — greeting walk-ins, managing key handovers, and keeping the office running smoothly
- Working closely with VAs to keep admin and compliance on track

What we're looking for

- Solid experience as a Property Manager, comfortable running a portfolio solo
- Confidence using Property Tree and AgentBox (or strong platform experience and a fast learner)
- Outstanding communication skills — you'll be dealing directly with owners, tenants, and walk-in clients
- Someone who takes ownership and enjoys the autonomy of a standalone role
